20. That the developer's contractor(s) obtain an encroachment <br />permit from the City Engineer prior to the start of <br />construction. <br />21. That the developer install street trees as required per <br />ordinance. <br />22. That the developer submit a tract name and unit number for <br />Tract 5397. <br />23. That in the event that construction of this tract (Tract <br />5397) precedes the construction of lot 20 - remainder <br />(PUD-8417), the developer shall: <br />a. Place engineered fill up to and at least 15 ft. north <br />of the property line of lots 1 through 6 and up to at <br />least 15 ft. west of the west, property line of lots 7 <br />through 19. <br />b. Provide storm drainage systems for Via de los Cerros <br />and for "D" Street which will provide positive storm <br />drainage to the satisfaction of the City Engineer. <br />24. That this development pay its proportionate share of the <br />proposed, future traffic signal installation at the <br />intersection of Hansen Drive and Valley Avenue. The amount <br />of this obligation shall be determined prior to the approval <br />of any final map for this development. <br />
