10. That any existing assessment district, which the property <br />may be subject to, be cleared prior to the approval of the <br />final map or the developer will cause a segregation to be <br />completed in conjunction with the final map. <br />11. That the developer submit a refundable cash bond for hazard <br />control prior to approval of the final map. The amount of <br />this bond will be determined by the City Engineer. <br />(Approximately $100 per lot - $2500 minimum.) <br />12. That the developer (subdivider) may file multiple final maps <br />prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the City to serve <br />that portion of this development to the satisfaction of the <br />City Engineer. <br />13. That the developer submit an erosion and sedimentation <br />control plan or procedure as part of the improvement plans <br />prior to the final approval of the development. <br />14. That the developer submit a dust control plan or procedure <br />as part of the improvement plans prior to the final approval <br />of the development. <br />15. That the developer comply with any and all applicable <br />requirements of the cross-connection control and backflow <br />prevention device programs required by the California <br />Administrative Code, Title 17. <br />16. That the developer pay the applicable Zone 7 and City <br />connection fees and the meter cost prior to Council approval <br />of the development for any water meters (irrigation meters) <br />not directly related to a building permit. <br />17. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems be <br />installed underground in a joint utility trench unless <br />otherwise specifically approved by the City Engineer. <br />18. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide for automatic controls. <br />19. That any daffiage to street improvements now existing or done <br />during construction on the subject property to be repaired <br />to the satisfaction of the City Engineer at full expense to <br />the developer. <br />_._____ ____ T ___._ __-_-- ____ <br />
