Res. 2614 2/27/85 3. That prior to opening the model home complex, the applicant shall meet the requirements of the Pleasanton Fire Department. Written confirmation from the Fire Department shall be submitted by the applicant. 4. That prior to opening the model home complex, a landscape improvement program shall be submitted for Planning Staff review and approval. Approved landscape improvements are to be installed as soon as possible thereafter. 5. That all trees used in the model home complex shall be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. 6. That approval of this use permit does not constitute approval of any signing for the development, and if signing is desired, it shall be submitted to the City under separate application. 7. That approval of the sales office is granted for a period of one year at which time the proponent must reapply for an extension. This may be done administratively and does not need to be resubmitted to the Planning Commission. 8. That a burglar alarm system shall be installed in the model home complex, said system to be approved by the Police Department prior to installation. 9. That no flags, banners pinwheels, pennants or similar attention attracting devices shall be utilized in the complex. 10. That signs shall be posted in all model homes advising all prospective buyers of those features which are optional and are not included as part of the purchase price. 11. That the developer shall call for final building inspection by the City prior to any model homes being closed for sale. 12. That exterior lighting be provided for the complex, the number and types of lights to be approved by the Police Department. 13. That the developer shall install street trees in accordance with City standards prior to the use of r-- the models.
