Res. 2614 <br />2/27/85 <br />3. That prior to opening the model home complex, the <br />applicant shall meet the requirements of the <br />Pleasanton Fire Department. Written confirmation <br />from the Fire Department shall be submitted by the <br />applicant. <br />4. That prior to opening the model home complex, a <br />landscape improvement program shall be submitted <br />for Planning Staff review and approval. Approved <br />landscape improvements are to be installed as soon <br />as possible thereafter. <br />5. That all trees used in the model home complex <br />shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons. <br />6. That approval of this use permit does not <br />constitute approval of any signing for the <br />development, and if signing is desired, it shall <br />be submitted to the City under separate <br />application. <br />7. That approval of the sales office is granted for a <br />period of one year at which time the proponent <br />must reapply for an extension. This may be done <br />administratively and does not need to be <br />resubmitted to the Planning Commission. <br />8. That a burglar alarm system shall be installed in <br />the model home complex, said system to be approved <br />by the Police Department prior to installation. <br />9. That no flags, banners pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />10. That signs shall be posted in all model homes <br />advising all prospective buyers of those features <br />which are optional and are not included as part of <br />the purchase price. <br />11. That the developer shall call for final building <br />inspection by the City prior to any model homes <br />being closed for sale. <br />12. That exterior lighting be provided for the <br />complex, the number and types of lights to be <br />approved by the Police Department. <br />13. That the developer shall install street trees in <br />accordance with City standards prior to the use of <br />r-- the models. <br />
