against any and all claims for liability, for any injury to <br />or death of any person, or damage to any property whatsoever <br />caused by, created by or in any way connected with the Les- <br />see's use of the subject building. It is further agreed that <br />Lessee will name the City, members of the City Council, their <br />agents, servants and employees as additional insureds with <br />respect to liability resulting from the use of said facili- <br />ties by Lessee and the conduct of Lessee's activities at <br />City's facilities. Lessee agrees to deliver to City, upon <br />execution of this agreement, a Certificate of Insurance, <br />satisfactory in form to the City Attorney, showing that <br />Lessee has obtained a continuing policy of insurance indemni- <br />fying and holding harmless City against any and all claims, <br />in the amount of $500,000 for injury to any one person and <br />$100,000 for property damage, providing for ten (10) days' <br />notice to City prior to cancellation and shall keep same <br />enforced during the term of this agreement. Lessee is not <br />obligated to provide fire insurance for the structure. <br /> <br /> 8. Termination by Lessor. Lessor may terminate this <br />lease at any time for any reason by serving upon Lessee a <br />written notice of its election so to terminate. Said notice <br />shall be served at least ninety (90) days prior to the day <br />named in such notice for such termination. Lessor may termi- <br />nate the lease immediately if the premises are damaged to <br />such a degree that, in the opinion of the City Manager, <br />continued use is not safe or feasible.
