PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2626 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-85-1, DEVOR <br />NURSERY <br />WHEREAS, DeVor Nurseries has applied for Planned Unit Development <br />zoning and development plan approval for 95 <br />single-family paired units and 65 single-family detached <br />residential units on an approximately 25.5 acre site <br />located south of Mohr Avenue and east of the Southern <br />Pacific Railroad right-of-way; and <br />WHEREAS, zoning for the property is "A" (Agricultural) District; <br />and <br />WHEREAS, at their duly noticed public hearing of March 13, 1985 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, at this same duly noticed public hearing the Planning <br />Commission took action recommending approval of the <br />negative declaration prepared for this proposal; and <br />WHEREAS, the Planning Commission found that the proposal <br />described in Case PUD-85-1 conforms to the General Plan <br />of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-85-1, for DeVor <br />Nurseries for 62 detached and 95 paired residential <br />units on approximately 25.5 acre site located south of <br />Mohr Avenue and east of the Southern Pacific Railroad <br />right-of-way subject to the following conditions: <br />1. That the development shall be substantially as shown <br />on the development plan, Exhibit A, but that the <br />Mohr Avenue frontage of the subject property shall <br />be revised as shown in the Tree Survey, Exhibit B, <br />both on file with Planning Department. <br />2. That the developer shall remove all English Walnut <br />trees along the Mohr Avenue frontage of the subject <br />property and replace them with minimum 24" box trees <br />acceptable to the City staff. <br />- 1 - <br />
