PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 2626 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-85-1, DEVOR NURSERY WHEREAS, DeVor Nurseries has applied for Planned Unit Development zoning and development plan approval for 95 single-family paired units and 65 single-family detached residential units on an approximately 25.5 acre site located south of Mohr Avenue and east of the Southern Pacific Railroad right-of-way; and WHEREAS, zoning for the property is "A" (Agricultural) District; and WHEREAS, at their duly noticed public hearing of March 13, 1985 the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, at this same duly noticed public hearing the Planning Commission took action recommending approval of the negative declaration prepared for this proposal; and WHEREAS, the Planning Commission found that the proposal described in Case PUD-85-1 conforms to the General Plan of the City of Pleasanton. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of Case PUD-85-1, for DeVor Nurseries for 62 detached and 95 paired residential units on approximately 25.5 acre site located south of Mohr Avenue and east of the Southern Pacific Railroad right-of-way subject to the following conditions: 1. That the development shall be substantially as shown on the development plan, Exhibit A, but that the Mohr Avenue frontage of the subject property shall be revised as shown in the Tree Survey, Exhibit B, both on file with Planning Department. 2. That the developer shall remove all English Walnut trees along the Mohr Avenue frontage of the subject property and replace them with minimum 24" box trees acceptable to the City staff. - 1 -
