Res. 2656 <br />5/22/85 <br />PUD-81-30-8M <br />agreed that the overall maximum floor area ratio should <br />remain at 34.2%. When the business park was originally <br />approved, a floor area ratio of 37.7$ was allowed. This <br />was adjusted as part of a previous modification to the <br />business park. <br />Even though the overall square footage of Phase I of the <br />business park would remain the same, the total number of <br />jobs within the park is projected to decrease slightly <br />(23,774 to 23,608) at full buildout. This is because of <br />the increased amount of commercial floor area proposed <br />(an increase of 266,625 sq. ft.). However, because of <br />the increase in commercial and office uses traffic is <br />projected to increase by 2,559 vte per day or 3.7$ <br />(69,266 to 71,785). P.M. peakhour trips, however, will <br />increase by less than 1$ (10,169 to 10,264 vte) mainly <br />because commercial traffic doesn't have the same peak. <br />TJKM has analyzed these increases and feels that the new <br />streets and revised land use locations will shift <br />traffic from the peripheral streets to the interior of <br />the park to a certain degrees and, therefore, that the <br />overall traffic impact will either not deteriorate or it <br />will improve slightly since the interior intersections <br />will have more available capacity than those long <br />Hopyard Road and other peripheral streets. <br />WHEREAS, the Planning Commission finds the proposed modification <br />conforms to the Zoning and General Plan of the City of <br />Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-81-30-8M as herein <br />described subject to the following conditions: <br />1. That the development shall be substantially as shown <br />on the revised development plan, Exhibit A, dated <br />5/15/85 on file with the Planning Department. This <br />plan shall supercede all previously approved <br />development plans for Hacienda Business Park Phase <br />1. <br />2. That the uses, building heights and floor area <br />ratios for this modification shall be as shown in <br />Exhibit B, Table 1 dated 5/13/85 on file with the <br />Planning Department. <br />3. That except as modified by conditions number 1 and 2 <br />above, all conditions of approval of cases PUD-81-30 <br />through PUD-81-30-7M shall remain in full force and <br />effect. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />
