38. The "toe of bank" for the graded slopes on each side of the main entrance drive shall be moved away from the entrance drive to within, approximately, 20 ft. of the existing trees to be saved. The "top of bank" lines along the north side of Vineyard Avenue, along both sides of the main entrance drive, and along the west side of the secondary entrance drive shall be a minimum of 5 ft. from the street right-of-way lines. Tops and toes of the slope banks shall be rounded. 39. Street "E" from Court "G" to Street "A" and Street "F" from Street "A" east to the northeast corner of the site shall be redesigned to align with, or to more closely align with, the proposed 30 ft. utility easement unless otherwise approved by the City Engineer. 40. The proposed island at the intersection of "A", "E" and "F" Streets shall be deleted or revised to the satisfaction of the City Engineer. 41. The storm drain shown on the northeast curb return of Vineyard Avenue and Street "A" shall be moved to the opposite end of the curb return unless otherwise approved by the City Engineer. 42. Curbs and sidewalks shall be installed along one or both sides of the 24 ft. private drives when more than one unit fronts on these , drives unless otherwise approved by the City Engineer. 43. Landscape and irrigation plans for Parcels "A", "B", "C" and for the Vineyard Avenue median islands shall be included in the tract improvement plans. 44. A suitable vehicle barrier shall be installed, if and where required by the City Engineer, along Vineyard Avenue between the right-of-way line and the top of bartk. 45. The extent of the off-site sanitary sewer obligations as required by condition 12 of PUD-83-16 shall be determined during final design and prior to City Council approval of the final map and development plans for this tract. 46. If the construction within this development is intended to be phased, the developer shall submit a phasing plan and procedure as part of the tract improvement plans. These plans shall be reviewed and approved by the City Engineer prior to Council approval of the final map and improvement plans. Each phase shall include a complete traffic ciruclation pattern and a complete utility system to the satisfaction of the City Engineer.
