38. The "toe of bank" for the graded slopes on each side of the main <br />entrance drive shall be moved away from the entrance drive to <br />within, approximately, 20 ft. of the existing trees to be saved. <br />The "top of bank" lines along the north side of Vineyard Avenue, <br />along both sides of the main entrance drive, and along the west <br />side of the secondary entrance drive shall be a minimum of 5 ft. <br />from the street right-of-way lines. Tops and toes of the slope <br />banks shall be rounded. <br />39. Street "E" from Court "G" to Street "A" and Street "F" from <br />Street "A" east to the northeast corner of the site shall be <br />redesigned to align with, or to more closely align with, the <br />proposed 30 ft. utility easement unless otherwise approved by the <br />City Engineer. <br />40. The proposed island at the intersection of "A", "E" and "F" <br />Streets shall be deleted or revised to the satisfaction of the <br />City Engineer. <br />41. The storm drain shown on the northeast curb return of Vineyard <br />Avenue and Street "A" shall be moved to the opposite end of the <br />curb return unless otherwise approved by the City Engineer. <br />42. Curbs and sidewalks shall be installed along one or both sides of <br />the 24 ft. private drives when more than one unit fronts on these , <br />drives unless otherwise approved by the City Engineer. <br />43. Landscape and irrigation plans for Parcels "A", "B", "C" and for <br />the Vineyard Avenue median islands shall be included in the tract <br />improvement plans. <br />44. A suitable vehicle barrier shall be installed, if and where <br />required by the City Engineer, along Vineyard Avenue between the <br />right-of-way line and the top of bartk. <br />45. The extent of the off-site sanitary sewer obligations as required <br />by condition 12 of PUD-83-16 shall be determined during final <br />design and prior to City Council approval of the final map and <br />development plans for this tract. <br />46. If the construction within this development is intended to be <br />phased, the developer shall submit a phasing plan and procedure <br />as part of the tract improvement plans. These plans shall be <br />reviewed and approved by the City Engineer prior to Council <br />approval of the final map and improvement plans. Each phase <br />shall include a complete traffic ciruclation pattern and a <br />complete utility system to the satisfaction of the City Engineer. <br />
