30. That the developer be responsible for the installation of the <br />street lighting system serving the development. The street <br />lights shall be 70 watt, high pressure sodium vapor units mounted <br />on galvanized steel poles with poured in place bases,onthe LS-1C <br />schedule per City requirements and P.G.&E. standard details <br />unless otherwise specifically approved. Approval for the number, <br />location, and type of electroliers shall be withheld pending <br />final design and review by the City Engineer. <br />31. That this development provide a safe and effective circulation <br />system for bicycles and pedestrians. These facilities shall be <br />designed and installed to the satisfaction of the City Engineer <br />and shall be separated from vehicular traffic whenever possible. <br />32. That the developer submit detailed landscape and irrigation plans <br />as part of the improvement plans. These plans should include, <br />where applicable, a street tree planting plan and landscape plans <br />for medians, buffer strips, and any right-of-way landscape areas. <br />The irrigation plan shall provide automatic controls. <br />33. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to the <br />satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br />34. The developer shall have a tree survey and a tree report prepared <br />by an approved consultant and submitted to the City for review <br />prior to or at the time of submittal of the tract improvement <br />plans. <br />35. A plan and profile of Vineyard Avenue shall be included in the <br />tract improvement plans. This plan/profile shall show the full <br />width of Vineyard Avenue across bot~-the proposed development <br />area and the Porter frontages and shall contain all information <br />to enable the City Engineer to determine the extent of the <br />reconstruction necessary to lower the crest of the vertical curve <br />on Vineyard. Reconstruction of the crest vertical curve in <br />Vineyard Avenue in order to provide safe vehicular turning <br />movements to and from this development shall be the obligation of <br />the developer. <br />36. Raised concrete median island shall be installed in Vineyard <br />Avenue within the 104 ft. right-of-way section. The remaining 72 <br />ft. right-of-way and transition sections of Vineyard shall have a <br />12 ft. wide painted, double turn lane provided. <br />37. A laning and signing plan for Vineyard Avenue and for the <br />entrance drives shall be included in the tract improvement plans. <br />
