Report Date 6/5/85 <br />Meeting Date 6/12/85 <br />TO: <br />FROM: <br />SUBJECT: <br />Planning Commission <br />Engineering Services - City Engineer <br />Staff Report for Tentative Map <br />Tract 5351, Shadow Cliff Village <br />This development is recommended for approval subject to the following <br />conditions: <br />1. That the developer meet all requirements of the Subdivision <br />Ordinance of the City of Pleasanton. <br />2. That the developer meet all required conditions of approval of <br />the Subdivision Map Act of the State of California. <br />3. That the developer meet all required conditions of any prior <br />approvals which this development may have received from the City <br />of Pleasanton. . <br />4. That the developer secure approval from the Planning Director for <br />all proposed street names prior to submittal of the final map. <br />5. That detailed grading and drainage plans and all supporting <br />information and design criteria be submitted as part of the <br />improvement plans for the development. <br />6. That the minimum grade for gutter fl~owlines in public streets be <br />set at 1.0% unless otherwise approved by the City Engineer. <br />Grades less than 1.0o shall require special approval, submittal <br />of as-built grade sheets, and controlled flow testing. <br />7. That a separate water meter be provided to each lot of record <br />within the development unless otherwise approved by the City <br />Engineer. <br />8. That a separate sanitary sewer lateral be provided to each lot of <br />record within the development unless otherwise approved by the <br />City Engineer. <br />9. That in-lieu park dedication fees be collected by the City prior <br />to approval of the final map at the rate then in effect and for <br />the total number of lots in the final map, unless this <br />requirement has been otherwise satisfied. <br />
