<br />Rio. The developer shall install public street improvements across the <br />Vineyard Avenue frontage of the site as well as any required <br />transitions all to the satisfaction of the City Engineer. Any <br />construction items which, at the option of the City Engineer, are <br />defeered to a later date shall be paid for by the developer, <br />prior to Council approval of the final map, on a cash in-lieu <br />basis. The deferred items may include, but are not limited to, <br />the undergrounding of the overhead utility lines across the <br />Vineyard Avenue frontage. <br />41. The driveways from Mavis Drive to the two interior parking courts <br />shall be constructed as 20 ft. wide standard driveways per City <br />Standard Details - unless otherwise approved by the City <br />Engineer. <br />42. The toe of slope banks shall be at least 2 ft behind the back of <br />sidewalks or back of curb where no sidewalks occur. Slope banks <br />shall be 2:1 maximum (run to rise) and top and toe of banks shall <br />be rounded. Retaining walls shall be used as required. <br />
