4. That if the proposed asphalt parking is determined <br />to be insufficient for the site then the remaining <br />19 "grass-Crete" parking spaces shall be paved and <br />striped. <br />5. That those five parking spaces located in front of <br />the main entrance be clearly labeled as limited <br />parking for loading and unloading. <br />6. That any proposed change to the existing retirement <br />hotel use would require prior City approval. <br />7. That all structures shall be constructed with the <br />necessary sound insulation in order to attain an <br />interior noise level no greater than 45 Dba, Ldn, or <br />equivalent. <br />8. That the developer grant to the City for street <br />right-of-way purposes a strip of land along the <br />Foothill Road and Stoneridge Drive frontages of the <br />parcel which extends from the existing street <br />right-of-way lines to a point at least two feet (2') <br />beyond the backs of the meandering sidewalks to be <br />constructed. <br />9. That the developer shall install, to the <br />satisfaction of the City Engineer, a four foot (4'j <br />wide P.C.C. sidewalk at property line along the <br />Pleasant Hill Road frontage; a six foot (6') wide <br />meandering P.C.C. sidewalk along the Stoneridge <br />Drive frontage; and an eight foot (8') wide <br />meandering P.C.C. sidewalk/bikeway along the <br />Foothill Road frontage. The Foothill Road pathway <br />shall be at least five feet (5') away from face of <br />curb, be a least two feet (2') away from any <br />vertical obstructions, have a maximum slope of four <br />percent (4%), and shall transition away from <br />Foothill road to meet the proposed pathway currently <br />being installed in Moller Park unless otherwise <br />approved or modified by the City Engineer. <br />10. That the developer shall install an emergency <br />vehicle service road around the rear of the building <br />to the satisfaction of the City Engineer and the <br />Fire Marshal. <br />11. That the design of the two main access driveways on <br />Pleasant Hill Road and the connecting circular drive <br />shall be reviewed during final design as to <br />direction, width, and location. <br />12. That all utilities and services on this site shall <br />be private and shall be maintained by the property <br />owner unless otherwise approved by the City <br />Engineer. <br />
