PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION N0. 2680 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-85-12, SACRAMENTO DEVELOPERS WHEREAS, Sacramento Developers, Inc. have applied for PUD (Planned Unit Development) zoning and development plan approval for a 56 unit townhouse complex on an approximately 6.68 acre site bounded by Stoneridge Drive to the north, Highway I-680 to the east and STonedale Drive to the west; and WHEREAS, at their duly noticed public hearing of July 24, 1985 the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, a negative declaration of environmental impacts was recommended for adoption concerning this application earlier in the public hearing; and WHEREAS, the Planning Commission concurred with the staff recommendation and found the proposal to be in conformance with the general plan land use designation for the subject site. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of Case PUD-85-12, application of Sacramento Developers, Inc. as herein described subject to the following conditions: 1. That the development be substantially as shown on the development plan, Exhibit A, on file with the Planning Department. 2. That a final landscape plan be submitted to the Planning Department for approval prior to issuance of a building permit. 3. That prior to the filing of a final map on the subject property, CC&Rs for the project shall be approved by the City Attorney. These CC&Rs shall provide for a homeowner's association with sufficient power to manage all commonly owned areas. The City shall be named as beneficiary of said CC&Rs and granted the power to enforce its provisions if the homeowner's association fails to do so.
