PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2680 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-85-12, <br />SACRAMENTO DEVELOPERS <br />WHEREAS, Sacramento Developers, Inc. have applied for PUD <br />(Planned Unit Development) zoning and development plan <br />approval for a 56 unit townhouse complex on an <br />approximately 6.68 acre site bounded by Stoneridge Drive <br />to the north, Highway I-680 to the east and STonedale <br />Drive to the west; and <br />WHEREAS, at their duly noticed public hearing of July 24, 1985 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, a negative declaration of environmental impacts was <br />recommended for adoption concerning this application <br />earlier in the public hearing; and <br />WHEREAS, the Planning Commission concurred with the staff <br />recommendation and found the proposal to be in <br />conformance with the general plan land use designation <br />for the subject site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-85-12, application of <br />Sacramento Developers, Inc. as herein described subject <br />to the following conditions: <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Department. <br />2. That a final landscape plan be submitted to the <br />Planning Department for approval prior to issuance <br />of a building permit. <br />3. That prior to the filing of a final map on the <br />subject property, CC&Rs for the project shall be <br />approved by the City Attorney. These CC&Rs shall <br />provide for a homeowner's association with <br />sufficient power to manage all commonly owned areas. <br />The City shall be named as beneficiary of said CC&Rs <br />and granted the power to enforce its provisions if <br />the homeowner's association fails to do so. <br />
