RES. 2716 <br />10/23/85 <br />b. that the dumpster shall be moved away from the <br />residential area to a location agreed to <br />between staff and the applicant; that final <br />landscape plans, building elevations, wall and <br />drainage improvements shall be developed in <br />cooperation with staff and the <br />owners/developer; final elevations shall be <br />submitted to the Design Review Board for <br />approval, the buildings shall have a minimum <br />20' setback (the applicant can reduce the size <br />of the building or move it to accomplish <br />this). <br />2. That landscape plans be amended to reflect site <br />plan changes for driveway widening, new building <br />pad locations, provision of new screening trees in <br />the rear of the buildings, if desired, or heritage <br />tree preservation per Hort Science Tree Report <br />recommendations and adequate screening for the <br />west property line elevation. Final tree and <br />other plant selection to be subject to the <br />Planning Director review and approval. <br />That the plan details for the 8 ft. tall masonry <br />screen wall along the south property line be <br />submitted to Planning staff for design review and <br />approval. The structure shall be located and <br />maintained on the subject site and shall match the <br />design of the adjacent Kindercare property wall to <br />the east. The western extension of the wall shall <br />end at the end of the property boundary of the <br />farthest residential property contiguous to the <br />southwest corner of the subject site. <br />That on-site parking lights be relocated to within <br />interior landscaped parking islands for adequate <br />maintenance and protection. Rear building lights <br />shall be directed inwards towards the center's <br />buildings and away from surrounding properties, <br />and residences to the south. <br />5. That amended building plans indicate potential <br />signage locations and placement for Planning staff <br />review and approval. <br />6. That the developer enter into an agreement with <br />the City to enter into an assessment district or <br />districts for the construction of all the <br />facilities necessary for the amelioration of <br />traffic congestion caused by development of the <br />subject property. These facilities may be those <br />discussed in the North Pleasanton Traffic Studies, <br />or other facilities deemed necessary by the City. <br />The agreement shall be entered into prior to the <br />issuance of a building permit unless this <br />condition has already been met. <br />
