PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2716 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-80-15-2D <br />FOR HIVEST, INC. <br />WHEREAS, Hivest, Inc. has applied for Planned Unit Development <br />Plan approval to construct a two- building; 29,740 sq. <br />ft. retail commercial complex on an approximately 2.0 <br />acre site located on the south side of Pimlico Drive <br />approximately 0.1 mile east of Santa Rita Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Commercial District; and <br />WHEREAS, at their meeting of October 23, 1985 the Planning <br />Commission recommended approval of a negative <br />declaration for Case PUD-80-15-2D after considering all <br />public testimony and staff recommendations; and <br />WHEREAS, the Planning Commission has found the proposed <br />development plan to be in conformance with the approved <br />Planned Unit Development zoning and General Plan land <br />use designation for the site. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING; <br />Section 1. The Planning Commission recommends approval of Case <br />PUD-80-15-2D as herein described subject to the <br />following conditions: <br />1. That the development substantially conform with <br />plans, Exhibit A, on file with the Planning <br />Department except for the following changes to the <br />revised site plan dated November 19, 1985. <br />a) that the east side yard for the smaller <br />building be increased by 5 ft. and the south <br />rear yard for the larger building be increased <br />by the same amount by eliminating that width <br />from the buildings. The total building area <br />would be reduced by 1,735 sq. ft. (6%) to <br />provide adequate space for tree growth and to <br />reduce parking requirements. This reduction <br />would take place with the use restriction that <br />no restaurant uses occupy the development or <br />that overall building square footage be <br />reduced by 8,128 sq. ft. (27%) to meet a 25% <br />FAR for a neighborhood shopping center. <br />
