PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2728 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF CASE <br />PUD-85-2-2D FOR VAL STROUGH <br />WHEREAS, Val Strough Company has applied for development plan and <br />sign program approval for for 4 auto dealership <br />buildings on a 5.8 acre site located on Rosewood Drive <br />south of I-580 and northwest of Santa Rita Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Central Commercial District; and <br />WHEREAS, a their duly noticed public hearing the Planning <br />Commission recommended approval of the Negative <br />Declaration prepared in conjunction with this <br />application after considering all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found this proposal to be in <br />conformance with the zoning and General Plan land use <br />designation for the subject property. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-85-2-2D, application <br />of The Val Strough Company for development plan and sign <br />program approval for four auto dealership buildings on a <br />5.8 acre site located on Rosewood Drive south of I-580 <br />and northwest of Santa Rita Road subject to the <br />following conditions: <br />1. That the development shall be substantially as shown <br />on the plans, Exhibit A, on file with the Planning <br />Department, but the eastern elevation of the <br />Hydundai building shall include additional <br />architectural features to enhance the appearance of <br />this elevation. This revised building elevation <br />shall be submitted to the Planning Department for <br />review and approval prior to issuance of building <br />permits. <br />2. That the common driveway shown along the southwest <br />property line shall be constructed to its full 45 <br />ft. width by the developer as part of the initial <br />on-site improvements. Temporary A.C. berms shall be <br />installed where required by the City Engineer, and, <br />
