Resolution No. 2729 November 26, 1985 UP-85-43 1. That the development be substantially as shown on the site plan on file with the Planning Department, except: a. Signs shall be installed to designate visitor parking for interested home buyers along the north and south side of Guthrie Street, and along the east side of Pimlico Drive. b. That the applicant not build a home on the vacant corner lot south of the model home until the latter stages of Phase III in order to maintain visitor parking along Guthrie Street throughout most of the development. 2. That approval of this use permit does not constitute approval of any signing for the development and if signing is desired, it shall be submitted to the City under separate application. 3. That approval of the sales office is granted for a period of one year at which time the proponent must reapply for an extension. This may be done administratively and does not need to be resubmitted to the Planning Commission. 4. That all trees used in the model home complex shall be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. 5. That a burglar alarm system shall be installed in the model home complex, said system to be approved by the Police Department prior to installation. 6. That no flags, banners, pinwheels, pennants or similar attention attracting devices shall be utilized in the complex. 7. That the developer shall post an aerial photo or alternate illustration acceptable to the Planning Division in the sales office showing types of facilities and land uses surrounding the complex. 8. That signs shall be posted in the model home advising all prospective buyers of those features which are optional and are not included as part of the purchase price 9. That the developer shall call for final building inspection by the City prior to any model home being closed for sale. 10. That exterior lighting be provided for the complex, the number and types of lights to be approved by the Police Department.
