Resolution No. 2729 <br />November 26, 1985 <br />UP-85-43 <br />1. That the development be substantially as shown on <br />the site plan on file with the Planning Department, <br />except: <br />a. Signs shall be installed to designate visitor <br />parking for interested home buyers along the north <br />and south side of Guthrie Street, and along the east <br />side of Pimlico Drive. <br />b. That the applicant not build a home on the <br />vacant corner lot south of the model home until the <br />latter stages of Phase III in order to maintain <br />visitor parking along Guthrie Street throughout most <br />of the development. <br />2. That approval of this use permit does not constitute <br />approval of any signing for the development and if <br />signing is desired, it shall be submitted to the <br />City under separate application. <br />3. That approval of the sales office is granted for a <br />period of one year at which time the proponent must <br />reapply for an extension. This may be done <br />administratively and does not need to be resubmitted <br />to the Planning Commission. <br />4. That all trees used in the model home complex shall <br />be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons. <br />5. That a burglar alarm system shall be installed in <br />the model home complex, said system to be approved <br />by the Police Department prior to installation. <br />6. That no flags, banners, pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />7. That the developer shall post an aerial photo or <br />alternate illustration acceptable to the Planning <br />Division in the sales office showing types of <br />facilities and land uses surrounding the complex. <br />8. That signs shall be posted in the model home <br />advising all prospective buyers of those features <br />which are optional and are not included as part of <br />the purchase price <br />9. That the developer shall call for final building <br />inspection by the City prior to any model home being <br />closed for sale. <br />10. That exterior lighting be provided for the complex, <br />the number and types of lights to be approved by the <br />Police Department. <br />
