PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2729 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING A USE PERMIT FILED SY <br />FAIRLANDS ASSOCIATES UNDER CASE UP-85-43 <br />WHEREAS, Fairlands Associates has made application for a <br />conditional use permit to allow the establishment of a <br />model home and subdivision sales office at 3577 Pimlico <br />Drive (northeast corner of Guthrie Street and Pimlico <br />Drive); and <br />WHEREAS, The property is zoned R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at their duly noticed public hearing of November 26, <br />1985 the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission found a) That the proposed <br />location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purposes <br />of the district in which the site is located. <br />One model home and sales office will not interfere with <br />the enjoyment and purposes of the R-1-6500 Zoning <br />District. The structure is similar to the type and <br />design of other residences in the tract. <br />WHEREAS, the Planning Commission found b) that the proposed <br />location of the conditional use and the conditions under <br />which it would be operated or maintained will not be <br />detrimental to the public health,safety, or welfare, or <br />materially injurious to the properties or improvements <br />in the vicinity. <br />The location of the unit is currently on the fringe of <br />an existing residential tract and will not be <br />detrimental to the public heath, safety or welfare of <br />adjacent properties. Conditions regarding visitor <br />parking will alleviate potential parking conflicts. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />section <br />1. Approves Case UP-85-43, application of Fairlands <br />Associates for a conditional use permit for s model <br />and subdivision sales office at 3577 Pimlico Drive <br />subject to the following conditions: <br />home <br />
