Resolution No. 2770 <br />March 10, 1986 <br />frontage. In addition, the proposed landscaping <br />shall be in conformance with the City's Specific <br />Plan for the I-580 corridor. The final landscape <br />plan for this area and installation of additional <br />landscaping shall be determined in the future by the <br />Planning Director. <br />5. That approval of this project includes detailed <br />approval of the office complex only. The applicant <br />shall be required to submit final plans for the <br />restaurant site as a separate application for review <br />by the Planning Commission and approval by the City <br />Council. <br />6. That all of the proposed parking lot and driveway <br />entry improvements around the future restaurant site <br />shall be constructed in conjunction with the office <br />complex. <br />7. That the developer shall allow for the establishment <br />of a location within the PSE along Owens Drive <br />and/or Johnson Drive in which the City may locate <br />directional signs, said location, content and design <br />to be determined by staff and the applicant. <br />8. That the developer and the staff shall determine the <br />most appropriate finish material to be applied to <br />the precast wall panels. <br />9. That the Developer shall participate in the <br />provision of parks and recreation facilities in a <br />manner to be determined by the City following a <br />study of the reasonable parks and recreation needs <br />of employees of the north Pleasanton business parks. <br />The project's participation shall be equal to its <br />pro rata share of the capital cost of acquiring and <br />developing the park and recreation facilities <br />determined to be necessary. The manner of the <br />project's participation, whether through development <br />fees, assessment districts, or some other manner, <br />shall be determined upon City review of the <br />aforementioned study and shall take into <br />consideration park and recreation needs at present <br />and in the future by phasing necessary improvements <br />as appropriate. The City agrees to use its best <br />efforts to assess all north Pleasanton business park <br />developers/employers on a pro rata basis for the <br />park and recreation facilities made necessary by the <br />north Pleasanton development, and the City shall <br />explore methods to accomplish this as part of the <br />aforementioned study. <br />10. That the proposed mitigation measures for Hopyard <br />Road/Owens Drive be interim and done at the time it <br />is deemed necessary by the City Engineer and that <br />these improvements be bonded for by the applicant <br />
