Resolution No. 2772 <br />March 10, 1986 <br />Section 1. Approves <br />use permit <br />model home <br />located at <br />(southeast <br />Court) sub <br />Case UP-86-6, application fora conditional <br />to allow the establishment of a five unit <br />and subdivision sales office complex to be <br />5265, 5269, 5273, 5277, 5281 Riverdale Court <br />corner of Stonedale Drive and Riverdale <br />ject to the following conditions: <br />1. That the development be substantially as shown on <br />the site plan, elevations, and landscape plan, <br />Exhibit A, on file with the Planning Department. <br />2. That approval of this use permit does not <br />constitute approval of any signing for the <br />development and if signing is desired, it shall be <br />submitted to the City under separate application. <br />3. That approval of the sales office is granted for a <br />period of one year at which time the proponent must <br />reapply for an extension. This may be done <br />administratively and does not need to be <br />resubmitted to the Planning Commission. <br />4. That all trees used in the model home complex shall <br />be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons. <br />5. That a burglar alarm system shall be installed in <br />the model home complex, said system to be approved <br />by the Police Department prior to installation. <br />6. That no flags, banners, pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />7. That the developer shall post an aerial photo or <br />alternate illustration acceptable to the Planning <br />Division in the sales office showing types of <br />facilities and land uses surrounding the complex. <br />8. That signs shall be posted in all model homes <br />advising all prospective buyers of those features <br />which are optional and are not included as part of <br />the purchase price. <br />9. That the developer shall call for final building <br />inspection by the City prior to any model homes <br />being closed for sale. <br />10. That exterior lighting be provided for the complex, <br />the number and types of lights to be approved by <br />the Police Department. <br />11. That the developer shall install street trees in <br />accordance with City standards prior to the use of <br />the models. <br />- 2 - <br />
