<br />PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2772 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING A CONDITIONAL USE PERMIT FOR <br />STONESON CONSTRUCTION CORPORATION AS FILED UNDER CASE <br />UP-86-6 <br />WHEREAS, Stoneson Construction Corporation has applied for a <br />conditional use permit to allow the establishment of a <br />five unit model home and subdivision sales office <br />complex to be located at 5265, 5269, 5273, 5277, and <br />5281 Riverdale Court (southeast corner of Stonedale <br />Drive and Riverdale Court); and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-(R-1-6500) District; and <br />WHEREAS, at their duly noticed public hearing of March 10, 1986 <br />the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission found a) that the proposed <br />location of the conditional use is in accord with the <br />objectives of the ordinance code and the purposes of <br />the district in which the site is located; the model <br />home and sales office complex will not interfere with <br />the purposes of the PUD/Medium Density Residential <br />District and is a necessary use for exhibiting the <br />units to the public. The models are similar to the <br />type and design of other townhouses in the tract; b) <br />that the proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious to <br />the properties or improvements in the vicinity; the <br />proposed models are within an existing townhouse <br />development and are separated by yards, fences and <br />walkways from the occupied townhomes within the same <br />tract. No adverse traffic effects should be generated <br />by this type of use; and c) that the proposed <br />conditional use will comply with each of the applicable <br />provisions of the ordinance code; and as proposed and <br />conditioned, each applicable provision will be <br />satisfied. <br />- 1 - <br />
