Resolution No. 2780 <br />April 9, 1986 <br />mitigated through landscape screening of the new <br />development; and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use and the conditions under which it <br />would be operated or maintained will not be detrimental <br />to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the <br />vicinity because the applicant has worked with staff to <br />ensure that the installation and operation of the <br />facility will meet all the requirements of the <br />Engineering and Fire Departments. The major concern of <br />the Engineering and Fire Departments was the possibility <br />of oil dripping on the ground and the potential of <br />ground water degradation. This issue is discussed in <br />more detail in the report to the Design Review Board. <br />The impervious surface and the installation of an oil <br />separator successfully mitigates that concern. The <br />operation should not pose any problems in terms of noise <br />generation or fire hazard. There will be some noise due <br />to traffic generation, but it will not be significant <br />and most of it will probably occur on weekends when very <br />few people are in the vicinity. The major concern of <br />the Police Department, is the potential security <br />problem. The applicant is willing to work with the City <br />staff concerning recommended alarms and fences; and <br />WHEREAS, the Planning Commission found that the proposed <br />conditional use will comply with each of the applicable <br />provisions of the ordinance code because the proposed <br />vehicle storage facility as conditioned will comply with <br />all provisions of the Pleasanton Municipal Code. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case UP-86-7, application of Kenneth Best <br />for a conditional use permit for a recreation vehicle <br />storage facility to be located on an approximately 19.2 <br />acre site located on the south side of Boulder Street, <br />approximately 275 feet east of the intersection of <br />Quarry Lane and Boulder Street subject to the following <br />conditions: <br />1. That the development of the site be substantially as <br />shown on the plans on file with the Planning <br />Department except: <br />a. that 50 linear ft. of large cobble rock be <br />placed at all points at which a vehicle could <br />travel from the dirt area to the paved area. <br />2. That no salvage operations be allowed on the site. <br />3. That the applicant also abide by all the conditions <br />imposed upon Case Z-86-27. <br />
