Resolution No. 2783 <br />Apfil 23, 1986 <br />3. That the applicant install a 2 ft. 6 in. wide <br />planter strip along the west side of the driveway. <br />Planting within this area shall include a <br />combination of shrubs and ground cover and be <br />separated from the driveway with a 6 in. high <br />concrete curb. <br />4. That the applicant submit a revised landscape plan <br />that includes the planting of trees and groundcover <br />along the northern and western property lines of the <br />site. This revised landscape plan shall be <br />submitted for review and approval of the Planning <br />Director prior to the issuance of any building <br />permits. <br />5. That no building permits for the project shall be <br />issued until such time as the Bernal Avenue/Valley <br />Avenue and Bernal Avenue/SUnol Boulevard extensions <br />are both under construction. <br />6. That the carport structures be revised to a minimum <br />dimension of 10 ft. wide and 20 ft. in length. <br />These revised structures shall be submitted for <br />review and approval by the Planning Director prior <br />to the issuance of any building permits. <br />7. That the developer shall redesign the proposed <br />on-site sanitary sewer system to a design acceptable <br />to the City Engineer. <br />8. That the developer shall be required to revise the <br />storm drainage system and install a storm drainage <br />system satisfactory to the City Engineer. If <br />off-site storm drainage easements are required, the <br />City may assist in their acquisition, as necessary <br />and at the developer's expense, through use of its <br />power of eminent domain. <br />9. That the site/utility plan shall be drawn to an <br />acceptable Engineering scale. <br />10. That the applicant install a 6 ft. high redwood <br />fence along the east and northern property lines. <br />11. That this case is subject to all Standard Conditions <br />of Development, attached hereto and made part of <br />this case by reference, except conditions 12, 13, <br />25, 29, 31, 33, 46, and 49. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />
