Resolution No. 2784 <br />April 23, 1986 <br />bases,onthe LS-1C schedule per City requirements and P.G.&E. <br />standard details unless otherwise specifically approved. <br />Approval for the number, location, and type of electroliers <br />shall be withheld pending final design and review by the <br />City Engineer. <br />30. That this development provide a safe and effective <br />Circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to the <br />satisfaction of the City Engineer and shall be separated <br />from vehicular traffic whenever possible. <br />31. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />32. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />33. That water system and sanitary sewer system within this <br />development shall be within a public service easement and <br />shall be publically maintained. <br />34. The storm drainage system and the private drives within this <br />development shall be private and shall be maintained by a <br />property owners' association. <br />35. The existing bike lanes along both sides of Stanley <br />Boulevard shall remain until Del Valle Parkway and the <br />Stanley "Court" tie in is constructed. <br />36. The owner/developer shall enter into a deferred improvement <br />agreement with the City for the street frontage improvements <br />along the Stanley Boulevard frontage of this development. <br />This agreement shall be executed by the developer and <br />approved by the City Council prior to the release of the <br />final map for recordation. The extent of this obligation <br />shall be determined prior to final map and improvement plan <br />approval. <br />TTMapCon/WS/gt <br />
