PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2794 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF CASE <br />PUD-80-2-2M, APPLICATION OF THE KOLL COMPANY <br />WHEREAS, Koll Company and Bernal Avenue Associates have applied <br />for a major modification to an approved rezoning and <br />development plan for a business park, including changes <br />to development standards, landscaping, and design <br />guidelines to be located on an approximately 99 acre <br />site located generally in the area bounded by Bernal <br />Avenue, Interstate 580, the Arroyo del Valle, and Valley <br />Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-industrial/Commercial District; and <br />WHEREAS, an EIR was done for the original PUD development plan. <br />The changes proposed in this major modification do not <br />affect the uses, intensity of development, or location <br />of development, and have minimal effect on the <br />development standards. The project, as modified, has <br />the same or equivalent impacts as detailed in that prior <br />EIR. Accordingly, no environmental action was taken as <br />the project, in environmental impact terms, is <br />essentially the same. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-80-2-2M as herein <br />described subject to the following conditions: <br />That the development of the project site shall be <br />substantially as shown in the Design Guidelines <br />(dated June 3, 1986) and Master Plan - Roadway and <br />Perimeter Improvements (dated April 18, 1986) on <br />file with the City Planning Division except for <br />minor clarifying modifications which may be made in <br />agreement by the Director of Planning and the <br />developer in finalizing these documents. <br />That the Conditions of Ordinance #975 (PUD-80-2) be <br />modified or deleted as shown below: <br />a. Condition #2 - Add "...The motel shall be <br />constructed either at the corner of I-680 and Bernal <br />Avenue or in the interior zone directly north of the <br />
