That temporary asphalt berms be provided along the <br />edge of common driveways when adjacent to non-Phase <br />I areas. <br />6. That the one-story offices wall color shall be <br />modified to eliminate the pink tone, preferably by <br />darkening the beige tone, and to add architectural <br />interest, satisfactory to the Planning Director, to <br />the rear elevations of Buildings B and D. <br />7. That the landscaping in front of Building A of the <br />one-story offices be increased to 20 feet. <br />8. That compact spaces in the one-story office <br />buildings and the multi-tenant buildings be <br />rearranged to avoid being grouped directly in front <br />of building entrances, the rearrangement to be done <br />satisfactory to the Planning Director. <br />9. That the multi-tenant buildings be modified to <br />achieve an average 20 feet landscaped area along <br />Koll Center Parkway, 15 feet landscaped area at the <br />rear of the buildings (Arroyo site), to provide a <br />pathway node meeting the requirements of the PUD at <br />the northeast corner of the easterly lot and the <br />northwest corner of the westerly lot, and to add <br />such additional parking at the east and west ends of <br />the buildings to yield a total parking ratio of 1 <br />space per 300 sq. ft. of gross floor area in both <br />sites combined. <br />l0. That the trash receptacles at the rear of the <br />multi-tenant building shall be relocated from the <br />rear yard areas to the side yard areas of the sites. <br />11. That this case is subject to all Standard Conditions <br />of Development, attached hereto and made part of <br />this case by reference except Conditions No. 7, 12, <br />13, 29, and 46. <br />
