6.60.020 <br />K. "Net operating income" means the <br />gross income, as defined in subsection <br />6.60.070B3 of this Chapter, less operat- <br />ing expenses and less real property <br />taxes. <br />L. "Operating expenses" means the <br />direct costs of operating a mobilehome <br />park as set forth in subsection <br />6.60.070B3 of this Chapter, other than <br />real property taxes. Operating expenses <br />shall be those expenses paid from Octo- <br />ber 1 of one year to September 30 of <br />the following year. <br />M. "Park owner" is any owner of a <br />mobilehome park within the City of <br />Pleasanton. <br />N. "Pleasanton Mobilehome Commit- <br />tee" or "PMC" is a committee es- <br />tablished to improve communications, <br />identify problems and attempt to re- <br />solve any problems which may exist <br />within each mobilehome park. <br />O. "Prime rate" means the prime rate <br />as shown in the "Wall Street Journal" <br />for July 1 of each calendar year or the <br />next business day thereafter. <br />P. "Real property taxes" are the real <br />property taxes which appear on the <br />Alameda County tax bill for the park <br />and which are paid between October 1 <br />of one year and September 30 of the <br />following year. <br />Q. "Service reduction" means any <br />reduction in housing services which re- <br />sults in a cost savings to the park <br />owner without a corresponding reduc- <br />tion in the monies demanded or paid <br />for space rent. <br />R. "Space rent" means the consider- <br />ation, including any bonus, benefits, or <br />gratuity, demanded or received in con- <br />nection with the use and occupancy of <br />a mobilehome park or for the transfer <br />of a lease for park space, services and <br />amenities, subletting and security de- <br />posits, but exclusive of any amounts <br />paid for the use of the mobilehome <br />dwelling unit. <br />S. "Transfer of ownership" means <br />any voluntary or involuntary sale, as- <br />signment or transfer of ownership of a <br />mobilehome or of any interest in the <br />mobilehome, including, but not limited <br />to, a fee simple interest, a joint tenancy <br />interest, a life estate, or an interest <br />evidenced by a land contract by which <br />possession of the mobilehome is trans- <br />ferred and the home owner retains title. <br />(Ord. 1701 § 1, 1997; Ord. 1608 § 1, <br />1993; Ord. 1588 § 1, 1993) <br />6.60.030 Pleasanton Mobilehome <br />Committee: <br />A. Five Members: The Pleasanton <br />Mobilehome Committee (PMC) shall <br />consist of five (5) members. <br />B. Tenant Members: Two (2) regular <br />members of the PMC shall be elected <br />by the homeowners. One member shall <br />be from the Vineyard Mobile Villa and <br />one member shall be from the Hacienda <br />Mobilehome Park. An alternate member <br />shall be elected from either the <br />Fairview Trailer Park or the Pleasanton <br />Mobilehome Park. Every other year, all <br />homeowners will be sent a notice ask- <br />ing if they have an interest in serving <br />on the PMC. Anyone who expresses an <br />interest will be placed on a ballot. <br />192-41 (Pleasanton 5-98) <br />
