Ara Chakrabarti/Mathnasium <br />Application for a conditional use permit to operate a math tutorial facility in an <br />existing building located at 4725 First Street, Suite 235. Grea Remick <br />Application for tentative map approval to subdivide an approximately 20.19-acre <br />site into seven single-family residential lots ranging in size from 1.25 acres to <br />4.71 acres. The property is located at 5 Windy Oaks Drive (formerly <br />1680 Vineyazd Avenue) in the Vineyazd Avenue Corridor Specific Plan Area and <br />is zoned PUD-HR/OS (Planned Unit Development -Hillside Residential/Open <br />Space) District. <br />Mr. Otto summarized the staff report and described the history, scope, and layout of the <br />proposed project. The Planning Commission had previously reviewed and approved the <br />City's water tank plans and recommended approval of the PUD plan on May 24, 2006. <br />The Council approved the PUD as recommended by staff and the Commission, but <br />because the Council did not awazd the contract for the water tank at the same hearing, it <br />added a new PUD condition requiring that the City award the contract for the <br />construction of the water tank and road prior to the Council's approval of the final map. <br />This condition has also been added to the tentative map conditions.
