~ Mr. Pavan suggested that the Commission discuss the architectural detail and recommend <br />appropriate changes. He added that there is some flexibility with respect to the orange <br />color of the roll-up door and that the Home Depot representative could address that. <br />Commissioner Olson noted that the azchitectural design was a tremendous improvement <br />over the typical Home Depot store and that the letter from Home Depot pointed out the <br />Corporation's reason for opening a second store in Pleasanton. <br />THE PUBLIC HEARING WAS OPENED. <br />Pete Knoedler, Regency Centers, stated that, as pointed out by staff, the service station <br />was removed from the site plan and has been replaced by a Long's Drugs with a <br />drive-through mainly for public convenience, particulazly at night. He noted that the <br />drive-through would have minimal traffic, a maximum of four to six cazs per hour. He <br />clarified that the drive-through pad was not planned to be a fastfood restaurant as <br />mentioned in the staff report but would be a coffee establishment. <br />Mr. Knoedler advised that he and his staff were working closely with representatives <br />from the synagogue and that the landscape area on Nevada Court has been expanded to <br />serve as a buffer between the store and the synagogue. He noted that they were also <br />working closely with staff with respect to the traffic report and that the initial indication <br />from their traffic engineer indicated that their proposed mitigation would improve the <br />level-of-service at the intersection from F to D, which would be within the General Plan <br />guidelines. He added that all access off of Nevada Court had been eliminated in order to <br />prevent any conflict between trucks or any kind of traffic and the synagogue. <br />Finally, Mr. Knoedler stated that their azchitect will give a brief presentation on the <br />architectural design and, together with the representative from Home Depot, would <br />answer any questions the Commission might have. <br />Chairperson Arkin indicated that he would like to include a condition that would prevent <br />the drive-through from being a fast food restaurant. Mr. Knoedler stated that he was <br />open to that suggestion. <br />With respect to the proposal to widen Stanley Boulevard to ten lanes, Commissioner Fox <br />inquired if this is being done because they are projecting that many of the customers will <br />be coming from Livermore via Stanley Boulevazd, considering that Stanley Boulevard <br />goes only to Livermore. Mr. Knoedler replied that they expected customers to come <br />from Livermore via Stanley Boulevard, which is a more direct route to the store than <br />Vineyard Avenue. <br />In response to Commissioner Fox's inquiry regazding the percentage of customers who <br />would be coming from Livermore, Mr. Knoedler replied that the information is not <br />available at this time but would come with the traffic report. <br />PLANNING COMMISSION MINUTES, May 24, 2006 Page 22 of 34 <br />
