Commissioner O'Connor inquired if the City would have any latitude in directing the <br />~" route of the delivery trucks, for instance, through I-580 or Stanley Boulevazd or through <br />I-680 and First Street. Mr. Pavan replied yes. He added that the City does not have any <br />designated truck routes, per se, and that this would be addressed in the staff report for the <br />public hearing. <br />In response to Commissioner Olson's inquiry regarding when the traffic study would be <br />completed, Mr. Pavan replied that he did not have an estimate of when it would be <br />completed. <br />Chairperson Arkin indicated that at the last workshop, the Commission requested that the <br />traffic model run two scenarios: one with two Home Depot stores, and a second without <br />the Johnson Drive store. He inquired whether this was being done, expressing concern <br />that should the existing store close down, people from the west side of town would drive <br />east to the Home Depot store at this site, thereby adding more traffic to Valley Avenue. <br />Mr. Pavan replied that he was not sure if this was being done but that he would check on <br />it. He then refened the Commission to Attachment 5 of the staff report, a letter from <br />Greg S. George of Home Depot stating that the new store could co-exist with the Johnson <br />Drive store. <br />Commissioner O'Connor inquired if it would be realistic to run a traffic model of the <br />scenazio which assumes the closing down of the existing Home Depot, considering that <br />the building would not remain empty and without knowing what would replace it. <br />~-., Mr. Pavan replied that a traffic analysis could be run with this scenario; however, for it to <br />be realistic, a determination would need to be made regarding what would replace it. He <br />noted that home improvement stores have a relatively lower trip generation rate for <br />AM/PM peak hours in compazison to a standazd retail commercial facility. He added that <br />he believed the PUD for Pleasanton Squaze on Johnson Drive specifically identifies the <br />use of the site as a Home Depot store and would require a modification if another type of <br />store replaced it. <br />Chairperson Arkin commented that the architecture was completely different than the <br />other buildings in the area and inquired if staff took note of that. Mr. Pavan replied that <br />staff recognized that Home Depot stores have a certain look to them and tried to <br />accommodate that. He added that the Home Depot design matches the overall pallet of <br />materials, colors, and detail of the other satellite stores, with the covered azcade utilizing <br />the same composition shingle material and wainscot used by the other stores. <br />Commissioner Blank concurred with Chairperson Arkin's assessment. <br />Commissioner O'Connor noted that the north end of the building contained more <br />architectural detail than the south end where the garden center was located, which looks <br />very plain for a long distance. He suggested that the gazden center include a more <br />substantial entry similaz to that at the contractor pick-up azea.
