~ Lew Basil, St. Clair Custom Homes, noted that his staff planned to present a very detailed set <br />of architectural guidelines, which would then allow the seven purchasers of the lots to design <br />a house to their specifications, after the approval of the design guidelines. He noted there <br />would be specific types of azchitecture allowed, and any two-story homes would have to be <br />tucked into the hill. He invited the Commissioners to visit the site. <br />/'_ <br />r'` <br />Commissioner Fox noted the proximity of the homes of Lots 6 and 7 to the water tank and <br />suggested that trees be planted in front of the fence to screen the fence. Mr. Jost noted that <br />the City planned to plant well-established oaks on the west and east side of the tank, and that <br />staff was very sensitive to the neighbors' needs. He noted that the location of the tank was <br />fairly inflexible. <br />Chairperson Arkin suggested that the tank area be staked when the PUD is brought before the <br />Commission. Mr. Jost believed there were stakes at the site already. <br />Ms. Decker requested Commission feedback regazding stockpiling. <br />In response to an inquiry by Commissioner Pearce regarding the potential issues of <br />stockpiling at the top of the hill, Mr. Jost noted that the stockpiling would be located in a <br />saddle and was designed so that it would not pose a threat to anything farther down the hill. <br />In response to an inquiry by Commissioner Maas regazding the timeframe required for <br />building the tank, Mr. Jost replied that it would take approximately eight to nine months. <br />THE PUBLIC HEARING WAS CLOSED. <br />No action was taken. <br />The Planning Commission recessed for a break at 9:12 p.m. <br />Chairperson Arkin reconvened the meeting at 9:24 p.m. <br />Commissioner Fox left the meeting during the recess. <br />e. City of Pleasanton <br />Consideration of amendments to Chapter 17.50 of the Pleasanton Municipal Code <br />incorporating "green building measures" for new residential development projects. <br />Ms. Decker presented the staff report and detailed the background of this Code amendment. <br />She noted that the packet included additional language, describing how the green point rating <br />system will change, although the actual number of points (50) would remain the same. <br />In response to an inquiry by Commissioner Roberts regazding whether an applicant would <br />have a choice within six months of choosing the old or the new standard during the transition <br />period, Ms. Decker indicated that was correct. <br />PLANNING COMMISSION MINUTES Mazch 8, 2006 Page 13 of 22 <br />
