Staff notes that the minimum front'and rear yards specified in the design <br />guidelines at 25 feet, respectively, will be increased to 30 feet, thereby matching <br />the standazds of the Vineyard Avenue Corridor Specific Plan. <br />Chairperson Arkin expected that when the PUD goes through the formal application, <br />there would be design guidelines associated with that that would discuss the range of <br />squaze footage for the home and different sites. <br />Commissioner Maas noted that she did not want to look at each home design. <br />The Commission agreed with Commissioner Maas's statement. <br />Commissioner Maas would like to see story poles for this development and to have the <br />visuals peer-reviewed. <br />Staff requests the Planning Commission's direction on the design review <br />procedures for these lots, e.g., by the Zoning Administrator following the <br />procedures outlined for the Maziposa Ranch homes or by the Planning <br />Commission at apublicly-noticed meeting. <br />/^ <br />Chairperson Arkin noted that the Commission had discussed this item and reiterated that <br />the Commission would prefer a staff level review process for each house. <br />Should the applicants restrict these lots to a specific number and type of design <br />styles or, instead, specify more generalized design criteria for these homes? <br />Commissioner Roberts noted that she would not want the homes to look alike and added <br />that the Hatsushis had done some wonderful things with Japanese design with <br />landscaping. She suggested that be integrated into their designs. She added that she <br />would like to discourage stucco. <br />Chairperson Arkin believed that open fences would be preferable to redwood fences. <br />Commissioner Fox would like to see an elevation with shutters and other azchitectural <br />details. <br />Chairperson Arkin noted that the front of a home generally has nice architectural details <br />but that the sides and the backs do not.
