Application for design review approval to construct an approximately <br />5,098-square-foot single-story residence at 5973 Kolb Ranch Drive (Lot 11 of the <br />Kolb Ranch Development). Zoning for the property is PUD-LDR/C/PHS/WO <br />(Planned Unit Development -Low-Density Residential/Commercial/Public <br />Health and Safety/ Wildlands Overlay) District. <br />Ms. Decker summarized the staff report and detailed the background and scope of this <br />project. She noted that the design provided interest in the elevations, and the floor plan <br />showed many opportunities for articulation and interest. The construction featured wood <br />siding accented with stonework on all four sides. The Floor Area Ratio (FAR) is <br />25 percent which also included 600 squaze feet of the garage, as is typical within the City <br />of Pleasanton. The earth tone colors are compatible with the existing landscape. The <br />grade changes aze very minimal for this site. Landscaping is provided within the front <br />yard azea but not in the reaz. The project was noticed within 1,000 feet of the subject site, <br />and one inquiry was received with respect to the design. Upon following up, there were <br />no negative concerns. Staff believed the design was compatible with the surrounding <br />landscape and the adjacent Kolb Ranch development. Staff recommended approval of <br />this item. There were several conditions of approval that were carried over as standards <br />that staff would like to have stricken from the conditions: Condition No. 16 does not <br />relate to this use, and Condition No. 18 is related to commercial uses. The stormwater <br />requirements on page 15 were captured within the PUD, with which this project must <br />comply.
