Commissioner Maas noted that Pleasanton Weekly changed "grandfathered" to
"grandfeathered."
The minutes were approved as corrected.
3. MEETING OPEN FOR ANY MEMBER OF THE AUDIENCE TO
There were none.
4. REVISIONS AND OMISSIONS TO THE AGENDA
There were none.
5. MATTERS CONTINUED FOR DECISION
There were none.
6. PUBLIC HEARINGS AND OTHER MATTERS
a. PDR-491, John Barton
~. Application for design review approval to construct an approximately
5,098-square-foot single-story residence at 5973 Kolb Ranch Drive (Lot 11 of the
Kolb Ranch Development). Zoning for the property is PUD-LDR/C/PHS/WO
(Planned Unit Development -Low-Density Residential/Commercial/Public
Health and Safety/ Wildlands Overlay) District.
Ms. Decker summarized the staff report and detailed the background and scope of this
project. She noted that the design provided interest in the elevations, and the floor plan
showed many opportunities for articulation and interest. The construction featured wood
siding accented with stonework on all four sides. The Floor Area Ratio (FAR) is
25 percent which also included 600 squaze feet of the garage, as is typical within the City
of Pleasanton. The earth tone colors are compatible with the existing landscape. The
grade changes aze very minimal for this site. Landscaping is provided within the front
yard azea but not in the reaz. The project was noticed within 1,000 feet of the subject site,
and one inquiry was received with respect to the design. Upon following up, there were
no negative concerns. Staff believed the design was compatible with the surrounding
landscape and the adjacent Kolb Ranch development. Staff recommended approval of
this item. There were several conditions of approval that were carried over as standards
that staff would like to have stricken from the conditions: Condition No. 16 does not
relate to this use, and Condition No. 18 is related to commercial uses. The stormwater
requirements on page 15 were captured within the PUD, with which this project must
comply. Staff requested that Conditions Nos. 41 through 45 be stricken from the
conditions of approval.
~~
PLANNING COMMISSION MINUTES January 11, 2006 Page 2 of 19
