application again, please let me know.
Updated Project Description, application #1600-2006-0849-3:
22,000 square foot office building located at 5980 and 5988 Sunol. Please
refer to site plans for development metrics. "1989SITE.pdf" shows stake
locations and the Northern boundary of the site plan. While the final site plan has not
been determined (awaiting confirmation from the City of Pleasanton), developer would like
conditional approval as the final site plan shall not encroach on the drainage channel
beyond the North side of the three Westernmost stakes. Furthermore, final site plan shall
not incorporate any development within five feet to the South of the stake in the
Northeast corner of the site.
During construction an erosion control plan, including an NOI application, will ensure
that no fill from grading enters the channel. Furthermore, grading and construction
activities will not effect the vegetation beyond 30" of the edge of the parking lot curb.
(thus, grading and construction activities will proceed with great caution so as to
minimize the area effected beyond the curb).
The developer will select a landscape architect familiar with native vegetation in the
Sunol/Sycamore Creek area and will instruct the architect to focus on including this type
of native vegetation. (Janice, if there are particular plants/grasses/trees you have in
mind, please let me know so I can add to the description). Per the recommendations of the
landscape architect and approval of adjacent landowner and City/County when applicable,
developer will significantly trim back and/or remove eucalyptus trees from the North
property line. Developer agrees these trees are an
environmental hazard and the status quo is not acceptable.
The North East corner (triangular portion of the site remaining undeveloped in the site
plans) shall be used as a bio-retention and/or bio Swale area for site run-off (to be
determined by the civil engineer in consultation with Brian Wiries of the CA Regional Water
Quality Control Board).
Thanks for your help.
Best,
Nick
Nick Kavayiotidis
Petra Realty Investors, Inc.
39201 State Street
Fremont, CA 94538
tel: 510.676.4563
3
