THE 5998 <br />SUNOL BOULEVARD PROPERTY WOULD BE REZONED FROM THE <br />OFFICE DISTRICT TO THE PUD-OFFICE DISTRICT. <br />PROPERTY OWNERS: Nick Kavayiotidis and Weldon Offill <br />GENERAL PLAN: Retail, Highway, and Service Commercial; Business and <br />Professional Offices <br />SPECIFIC PLAN: The North Sycamore Specific Plan Land Use Designation for <br />the 5980 Sunol Boulevard property is PUD Office. The 5998 <br />Sunol Boulevard property is not located in a specific plan area. <br />ZONING: Zoning for the 5980 Sunol Boulevard property is Planned Unit <br />Development -Office (PUD-O) District. Zoning for the 5998 Sunol <br />Boulevard property is currently Office District. <br />SUMMARY <br />The applicant proposes to construct an approximately 21,795-square-foot, two-story <br />office building and related site improvements on two adjacent parcels that will be <br />merged totaling 1.67 acres. The 5998 Sunol Boulevard property would be rezoned to <br />PUD -Office District and have consistent zoning designation and uses as described in <br />the North Sycamore Specific Plan for both properties. Staff and the Planning <br />Commission believe that the project, as conditioned, is well designed and will be <br />compatible with the surrounding area. The applicant is in agreement with the Planning <br />Commission's recommended conditions of approval. <br />PLANNING COMMISSION RECOMMENDATION <br />The Planning Commission recommended approval of the application (5-0 vote), subject <br />to the conditions of approval recommended by staff. The applicant had requested to <br />use brownish-colored roof tiles with a smooth texture instead of the dark green-colored <br />roof tiles with a shake texture that are shown on the colored building elevations. The <br />Planning Commission supported this request and is reflected in the conditions of <br />approval. <br />
