rinks, a restaurant, pro shop, seating areas. If the Council ultimately expresses support <br />for the project, staff anticipates a comprehensive ground lease outlining terms of <br />operation (including a proposed restaurant), public services, fees, financial <br />considerations and long term ownership. Engaging in preliminary discussions with the <br />SJAM does not obligate the City to SJAM or a skating facility on the site, and staff <br />anticipates providing information to the City Council in the future regarding project <br />concepts and ground lease terms. <br />It should be noted that all of the uses above are subject to the City receiving the 17- <br />acres from the SPA, and is contingent upon approval of the Staples Ranch <br />development. In the event that all or some of the projects are denied, there is no <br />obligation to transfer the property. Further, the infrastructure needed to support the <br />park, including roadways, drainage, electrical power, sewer, etc., are dependent upon <br />the SPA finalizing the sale of the property (contingent upon the approved entitlements). <br />Staples Ranch Development Update <br />As an update, and consistent with the MOU, the Staples Ranch development would be <br />comprised of the following development projects: <br />A. An approximately 37-acre auto mall that will house a relocated Hendrick Automotive <br />(Pleasanton Auto Mall) and Mercedes Benz of Pleasanton from existing Pleasanton <br />locations. The new location is seen as necessary by the dealers to meet current and <br />future demand. <br />B. An approximately 45-acre senior continuing care community being developed by <br />Continuing Life Communities (CLC). The development would be licensed by the State <br />of California and include up to 800 assisted living units including a separate skilled <br />nursing facility. The project would be constructed in phases dependent upon City <br />approval and overall interest in the project. The project would be unique to this area <br />and meet the needs of seniors seeking a high quality, full service continuing care <br />environment. <br />C. An approximately 11-acre retail development being developed by Fremont Land, <br />including 106,000 square feet of building area, a food market, bank, restaurant and <br />shops. <br />D. A 17-acre City park (as discussed above) including a potential ice skating facility. <br />E. A 5-acre site which may be acquired by the City for joint storm water detention and a <br />neighborhood park, or a retail center. <br />Over the past few months, City staff has continued working with the Staples Ranch <br />developers and the SPA regarding the development of this area. Work to date has <br />included review of preliminary PUD applications, (To date, no formal application has <br />been received.) and issuance of a contract for the project's Environmental Impact <br />Report (EIR).
