r. <br />5. That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated to the <br />satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and <br />generally meets the immediate and long-range require- <br />ments of the sanitary sewer system in this and all <br />tributary areas. <br />6. That approval of the water supply aad diatribu- <br />tioa system be withheld until the developer has <br />demonstrated to the satisfaction of the Citq Engineer <br />that the proposed system meets both the immediate <br />and long-range requirements for supplying water in <br />this area. <br />7. That approval of the storm drainage system be <br />withheld until final design calculations have been <br />completed and the developer has demonstrated to the <br />satisfaction of the City Engineer that the system <br />fully meets the requirements of this development and <br />all upstream areas intended to be drained through this <br />tract and that the requirements of Alameda County <br />Floor Control District has been met. <br />8. That all existing wells on the property be properly <br />sealed and abandoned is accordance with City Staadarda <br />prior to the start of demolition and grading operations. <br />9. That a grading plan be submitted as a part of the <br />required improvement plans. <br />10. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />11. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a <br />study of this matter by the Fire Chief. <br />12. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible coat to the City and in accordance with <br />the method that is commonly in use by the City of <br />Pleasanton at the time of approval of the Final Map. <br />13. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted transformers and above-ground at the <br />time of approval of the Final Map. <br />14. That the existing overhead utility lines along <br />Santa Rita Road be undergrounded unless it is <br />demonstrated to the satisfaction of the Director of <br />Public Norks that this is economically or technically <br />unfeasible. <br />PASSED AND ADOPTED BY the Planning Commission of the City of <br />Pleasanton, on the 28th day of May, 1969, by the <br />following vote: <br />Ages: C~issioner Carrigan <br /> Commissioner Gibbs <br /> Chairman Plato <br />Noes: <br />Abstain: Commissioner Antonini <br />Absent: <br />Attest: Secretary Castro <br />- 7 - <br />
