That sanitary sewer service be provided in <br />this tract by the City of Pleasanton under <br />contract with Valley Community Services District <br />and that all sewer mains within this tract except <br />for trunk mains constructed by V.C.S. D. shall <br />be the property of the City of Pleasanton. <br />16. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer system in this <br />and all tributary areas. <br />17. That approval of the water supply and dis- <br />tribution system be withheld until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for supply- <br />ing water in this area. <br />18. That approval of the storm drainage system <br />be withheld until final design calculations have <br />been checked and the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />system fully meets the requirements of this <br />development and all upstream areas intended to be <br />drained through this tract and that the require- <br />ments of Alameda County Flood Control District have <br />been met. <br />19. That the property line radius at the corners <br />of intersections shall be 20 ft. with the excep- <br />tion of the intersection of Payne Avenue with <br />West Las Positas Boulevard where 40 ft. will be <br />required. <br />20. That the Planning Commission allow a modifi- <br />cation of Article 7.04, Ordinance No. 358, by <br />approving the length of Courts "T", "U", "V", <br />"W" and "Y" <br />21. That all existing wells on the property be <br />properly sealed and abandoned in accordance with <br />City standards prior to the start of grading <br />operations in the area of the wells. <br />22. That the developer and his engineers shall <br />work closely with the State Division of Highways <br />in establishing the tract boundary adjacent to <br />the future freeway interchange to assure the <br />preservation of adequate right-of-way for this <br />interchange. <br />23. That any right-of-way for this interchange <br />within the limits of this map that the State may <br />legally require the City to provide will be <br />dedicated to the State by the developer without cost <br />to the City. <br />- 9 - <br />
