~i-, --~, <br />Mr. Art Schumacher of Stoneson Development Corporation advised the audience that <br />the proposed price range will be from $26,500 to $30,000. These homes will <br />contain 1300 to 1700 sq.ft. of unit space. <br />Commissioner Pona emphasized to the audience that the homes -even those not <br />sold -will be fully maintained so that the area will never get that run-down <br />look. He had brochures available for the use of the homeowners. <br />The Commissioners then stated that they wished to study the subject of townhouses <br />in general at a special study session to be held on October 15. <br />The Planning Director then read the conditions of approval as noted on the <br />planning report. The comments made by the Public Works Department and the <br />report of the Fire Chief regarding the preliminary map will be reviewed at a <br />later Bate. <br />Mr. Rod Friedman of Fisher-Friedman & Associates, them spoke in favor of the <br />development. He made reference to the density which was a gross of 41 acres, <br />or 6.1 units per acre. Commissioner Pons stated he would like to have the net <br />acreage. The Commissioners were advised that with the elimination of two lots <br />as noted in the Planning staff report, the total number of units to be built is <br />250. The developer promised the construction of an additional swimming pool. <br />The actual location of the boat and trailer storage area differ from the <br />preference of the Planning Director, and this matter will have to be resolved. <br />No comments were received from the Police Department. <br />There being no further comments, upon motion of Commissioner Pereira, seconded <br />by Commissioner Gibbs, and carried, the following resolution was offered: <br />RESOLUTION N0. 948 <br />A resolution of the Planning Commission of the <br />City of Pleasanton recommending to the City <br />Council the granting of Zone, Amendment PUD-69-5, - <br />filed by Stoneson Development Corporation. <br />WHEREAS, the Planning Commission of the City of Pleasanton <br />has considered Zone Amendment Petition No. PUD-69-5 <br />filed by Stoneson Development Corporation to amend <br />Sec. 4.102 of Zoning Ordinance No. 520 by rezoning <br />to the Planned Unit Development that portion of land <br />described as Parcel 1-9, Assessor's Map Book 941, <br />Block 1050, and Parcel 4-2, Assessor's Map Book <br />941, containing 30 acres, more or less. <br />WHEREAS, said Commission has held a Public Hearing on this <br />petition and has examined the pertinent maps, <br />drawings and documents and finds that the following <br />conditions do exist. <br />1. That the proposed amendment will not be contrary <br />to the spirit and intent of the General Plan. <br />2. That the proposed amendment is in the public <br />~.nterest and general welfare, <br />3. That the proposed amendment creates a more <br />equitable condition for the community than now <br />prevails. <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the <br />City of Pleasanton hereby recommends to the City <br />Council the approval of zone change amendment from <br />the R-1-6500 to the P.U.D. ae petitioned. <br />PASSED AND ADOPTED by the Planning Commission of the City of Pleasanton <br />on the 24th day of September, 1969, by the following <br />vote: <br />-3- <br />
