<br />7. Front, rear and side yard requirements, shall comply ~Jith the requirements of the <br />oning Ordinance of the City of Pleasanton. <br />8. Easements designed in accordance with standard engineering practice and approved <br />by the City Engineer shall be required where storm waters discharge upon adjoin- <br />ing properties. <br />9. Standard vertical curb and putter and integral sidewalks shall be constructed on <br />all streets. <br />lO. Prior to the final preparation of the subgrade and placement of base material, <br />all underground utility mains shall be installed and service connections stubbed <br />out beyond curb line. Service from public utilities and from sanitary sewers <br />shall be made available for each lot in such manner as will obviate the necessity <br />for disturbing the street pavement, curb and gutter and sidewalks when service <br />cmmections are made. <br />11. Laminated g.iard rai.Ls are to be constricted at the stub ends of all streets. <br />12. Slope easements designed in accordance with standard en;~tineering practice and <br />approved by the City Engineer for the improvement plans of the final map arc <br />to be provided at the stub ends of all streets and next to streets adjacent to <br />parcels not a part of this tract. <br />13. Drainage shall be as shown on the map labelled Exhibit ~. Location, extent <br />and design of store; drainage facilities in conformity there.rith to be subject <br />to the approval of the City Engineer. <br />14. 9pproval of this Tentative t~tap as to street improve.ieuts and street drainage, <br />by the Planning Commission, extends to r^eneral Mans on.Ly. Detail plans and <br />specifications as to street improve:aents, graces and street drainage, including <br />sizes and types of drainage structures, shall be subject to the approval of the <br />City Engineer. <br />15. Basis of reimbursement for storm Drainage facilities installed within Ginnie <br />Street and Tract 1815 to be established by the City of Pleasanton. <br />r~ <br />
