- 2 - <br />5. Easements designed in accordance with standard engineering practice and <br />approved by the City Engineer shall be required where storm waters discharge <br />upon adjoining properties. <br />6. Standard vertical curb and gutter and integral sidewalks shall be constructed <br />on all streets. <br />7. Prior to the final preparation of the subgrade :md place:::ent of base material, <br />all underground utility mains shall be installed and service connections stubbed <br />out beyond curb line. Service from public utilities and from sanitary sewers <br />shall be made available for each lot in such manner as will obviate the <br />necessity for disturbing the street pavement, curb and gutter and sidewalks <br />when service connections are made. <br />8. Laminated guard rails are to be constructed at the stub ends of all streets. <br />9. Slope easements designed in accor~ance with standard engineering practice <br />and approved by the City Engineer for the improvement plans of the final <br />map are to be provided at the stub ends of all streets and next to streets <br />adjacent to parcels not a part of this tract. <br />10. Drainage shall be as shown on the map labeled Exhibit A. Location, extent <br />and design of storm drainage facilities in confor;nity therewith to be <br />subject to the approval of the City Engineer. <br />11. Approval of this Tentative Map as to street improvements and street drainage, <br />by the Planning Commission, extends to general plans only. Detail plans <br />and specifications as to street improvements, grades and street drainage, <br />including sizes and types of drainage structures, shall be subject to the <br />approva:L of the City Engineer. <br />12. Construct heel on Wells Street. <br />13.. Street names to be as follows: Graham, Nevis and Wells. <br />On the motion of Commissioner Hewitson, seconded by Commissioner Nevis and <br />approved by a11, Tentative Map of Tract # 1825 was approved, subject to Engineer <br />Pestana~s conditions amended as follows: <br />1-A The Commission approved the general alignment of the frontage road taking <br />into consideration future widening of Santa- Rita Road. This recommendation <br />will be made to the City Council. <br />6 A minimum parking stria of 2 1/2 feet shall be established for fire hydrants <br />and ,utilities poles. <br />Engineer Pestana recommended that all subdivisions should. be approved only <br />if land use is as requested by subdivider; otherwise, the subdivision should <br />be denied. <br />New business <br />The Commission discussed sewer connection fees and the rates charged by other <br />cities for this service. This will be discussed further. <br />There being no further business to bring before the Commission, the meeting was <br />adjourned at 10:10 P,:~f, to meet again in regular session on August 16, 1S 56 at <br />8:00 P,M, <br />/it/VO ~iLGy+~~!/ <br />Acting Secretary <br />
