TENTATIVE SUBDIVISION MAP <br />TRACT 1841, PLEASANTON, CALIFORNIA <br />CONDITIONS OF APPROVAL2 <br />1. All of Tract 1841 shall be within the City Limits of Pleasantoh. <br />2. The subdivider shall pay annezation IlDarges as required by the <br />City of Pleasanton. <br />3. Miniaua lot area within Tract 1841 to be 6,000 square feet; ai~~~+~ <br />average width of lots to be 60 feet. Uae of land; Single Family <br />Residential. <br />4. All provisions of the City of Pleasanton Subdivision Ordinance shall <br />be complied with. <br />5. Easements designed in accordance with standard engineering practice <br />and approved by the City Engineer shall be required where storm <br />waters discharge apoa adjoining properties, and southwesterly of <br />existing 48 inch reinforced concrete pipe at First and Minnie <br />Streets. <br />6. Standard vertical curb and gutter and separated sidewalks shall be <br />constructed on all streets. <br />7. Prior to the final preparation of the subgrade and placement of base <br />material, all underground utility mains shall be installed and <br />service connections stabbed out beyond cnrb line. Service froa <br />public u~ilitiea sad froa sanitary sewers shall be made available <br />for each lot in such manner as will obviate the necessity for dis- <br />turbing the street pavement, curb and gutter and sidewalks when <br />service connections are made. <br />8. Laminated gaard rails are to be constructed at the stub ends of <br />all streets. <br />9. Slope easements designed in accordance with standard engineering <br />practice qid approved by the City Engineer for the iaprovementa <br />plans of the final sap are to be provided at the stub ends of all <br />streets sad aezt to streets adjacent to parcels not a part of this <br />tract. <br />10/ Minnie Street shall be constructed as a 60-foot street eztending froa <br />First Street to the easterly tract line of Tract 1841 as shown on <br />Ezhibit "A" Tentative Map Tract 1841. <br />The aubdivfdor shall iaprove Minnie Street as follows: <br />a. Acqaire all lands necessary for a 60-foot street, annex and <br />dedicate to the City of Pleasanton -- the City of Pleasanton <br />:pill acgaire leads within the Pleasanton Elementary School <br />for Minnie Street aligm4ent. <br />b. Drainage, sewage, water system and paving shall be installed <br />to City of Pleasanton Standard Specifications or as indicated <br />on 8xhibit "A" Tentative Map Tract 1841. Alignment sad grades <br />of Minnie'Street to be established by the City Engineer of <br />Pleasanton, <br />11. Water system to be connected to the "Ronde" Reservoir System. The <br />subdivider shall pap house connection charges as established by the <br />City of Pleasanton for connection to this xater system. <br />I,::. Locations sad siaea of water mains to be approved by the City Engineer. <br />12. Drainage shall be as shown on the map labeled Exhibit "A". Location, <br />ezteat and design of storm drainage facilities in conformity therewith <br />to be subject to the approval of the City Engineer. <br />13. $~reet sections ahalL be as indicated oa Exhibit "A" Tentative Map <br />Tract 1841. <br />All street frontages of lots shall be brought to sidewalk grade and <br />all lots graded to .planes nedessary for proper drainage and elimination <br />of pot holes. Grading ~1s is required for construction of pavement, <br />curb, gutter sad sidewalk. <br />14. Basis of reimbnrsement for storm drainage facilities and street improve- <br />menta installed within Minnie Street Tract 1841 to be established by the <br />City of Pleasanton. It is recommended that reimbursement be half of street <br />cost, based on the length of street frontage. Storm drainage reimbursement <br />as previouaLy set on Tract 1815. Length of reimbursement time not to exceed <br />10 years. <br />
