TENTATIVE SUBDIVISION MAP TRACT 1841, PLEASANTON, CALIFORNIA CONDITIONS OF APPROVAL2 1. All of Tract 1841 shall be within the City Limits of Pleasantoh. 2. The subdivider shall pay annezation IlDarges as required by the City of Pleasanton. 3. Miniaua lot area within Tract 1841 to be 6,000 square feet; ai~~~+~ average width of lots to be 60 feet. Uae of land; Single Family Residential. 4. All provisions of the City of Pleasanton Subdivision Ordinance shall be complied with. 5. Easements designed in accordance with standard engineering practice and approved by the City Engineer shall be required where storm waters discharge apoa adjoining properties, and southwesterly of existing 48 inch reinforced concrete pipe at First and Minnie Streets. 6. Standard vertical curb and gutter and separated sidewalks shall be constructed on all streets. 7. Prior to the final preparation of the subgrade and placement of base material, all underground utility mains shall be installed and service connections stabbed out beyond cnrb line. Service froa public u~ilitiea sad froa sanitary sewers shall be made available for each lot in such manner as will obviate the necessity for dis- turbing the street pavement, curb and gutter and sidewalks when service connections are made. 8. Laminated gaard rails are to be constructed at the stub ends of all streets. 9. Slope easements designed in accordance with standard engineering practice qid approved by the City Engineer for the iaprovementa plans of the final sap are to be provided at the stub ends of all streets sad aezt to streets adjacent to parcels not a part of this tract. 10/ Minnie Street shall be constructed as a 60-foot street eztending froa First Street to the easterly tract line of Tract 1841 as shown on Ezhibit "A" Tentative Map Tract 1841. The aubdivfdor shall iaprove Minnie Street as follows: a. Acqaire all lands necessary for a 60-foot street, annex and dedicate to the City of Pleasanton -- the City of Pleasanton :pill acgaire leads within the Pleasanton Elementary School for Minnie Street aligm4ent. b. Drainage, sewage, water system and paving shall be installed to City of Pleasanton Standard Specifications or as indicated on 8xhibit "A" Tentative Map Tract 1841. Alignment sad grades of Minnie'Street to be established by the City Engineer of Pleasanton, 11. Water system to be connected to the "Ronde" Reservoir System. The subdivider shall pap house connection charges as established by the City of Pleasanton for connection to this xater system. I,::. All street frontages of lots shall be brought to sidewalk grade and all lots graded to .planes nedessary for proper drainage and elimination of pot holes. Basis of reimbnrsement for storm drainage facilities and street improve- menta installed within Minnie Street Tract 1841 to be established by the City of Pleasanton. It is recommended that reimbursement be half of street cost, based on the length of street frontage. Storm drainage reimbursement as previouaLy set on Tract 1815. Length of reimbursement time not to exceed 10 years.
