~. <br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />COUNTY OF ALAMEDA, STATE OF CALIFORNIA <br />MINUTES <br />The meeting of the City Planning Commission was called to order at the City Hall <br />on August 15, 1957 at 8:00 P.M.~ Vice-Chairman Abrott presiding. <br />ROLL CALL: Present; Commissioners Hartle, Hanifen, Trowbridge, Wetherby, <br />Wharton and Abrott <br />Absent: Commissioner Oxsen <br />Aldo present were Councilman Ed Orloff, City Administrator C.W. Masonheimer and <br />Planning Consultant Bill Rugg. <br />The minutes of June 20th and July 16th were approved as forwarded on motion of Com- <br />missioner Trowbridge and seconded by Commissioner Hanifen. <br />Correspondence: Mr. Louis Hewitsonis letter of resignation as Chairman of the <br />Planning Commissions which was effective on July _l, 1957 was read. <br />The County Planning Commissions letter advising of the applicat- <br />ion of Edwin ld. Carter for an amendment to the ?oning Ordinance <br />and road petition extending Carter Drive was read. Mr. Pfasonheim- <br />er reported on the meeting previously held to consider the app- <br />lication and advising that the City had been represented. <br />A letter from Bill & Ollie Ackerman relative to a building permit <br />was read. Mr. Masonheimer stated that action on this matter had <br />already been taken by the City Council. <br />The application for a Conditional Zoning Permit by Dublin Realty Co., represented <br />by Mr. L. A. Hilliker, was heard. The land, now known as 408 W. Division, located <br />at the south end of the Arroyo Dell Valle between Division and the Deetz gravel <br />plant to the east, would be improved fora group of residential type patio apart- <br />ments. The one bedroom apartments would rent for approximately $115.00 per month <br />and the two bedroom for around $135.00. According to Mr. Hilliker the development <br />might reach 30 units with the construction of the first 12 to begin approximately <br />January 1, 1958. The present idea being for Dublin Realty to retain ownership of <br />the land and apartments, with possible sale of the individual apartments in the fut- <br />ure. For the present time the home, occupied by Mrs. Fisher, on the corner of St. <br />Marys and kr. Division would be left intact. The plans call for the construction <br />of the front group of apartments and the swimming pool in the first period. Mr. <br />Hilliker also stated that only single story buildings would be built fronting on <br />Division Street; that the exteriors would be rustic, in keeping with the surrounding <br />residential area; that there would be sufficient off street parkir;g area to acwmo- <br />date tenants; that all driveways would be paved and other areas would be landscaped. <br />Eill Rugg stated that the proposed development was exactly in keeping caith the patt- <br />ern of design to be suggested by the Planners for future land use. Commissioner <br />!aetherby asked whether Engineer Pestana had reviewed the plans as yet. 2h•. Hilliker <br />stated that he had not but would so submit them. The extreme narrowness of Division <br />Street, possiblity of restricted traffic and future widening of the street were dis- <br />cussed. Mr. Rugg stated he felt that warning the builder at this time of such fut- <br />ure problems was sufficient. Dfr. Ed Orloff of 355 Division Street, was asked if <br />
