<br />The regularly scheduled meeting of the Planning Commission was called
<br />to order at the City Hall on April 20, 1961 at 8:00 Y. M. with Chairman
<br />Ralph Mitchell presiding.
<br />ROLL CALL: Present - Commissioners Allison, Hanifen, Landon and
<br />Lozano
<br />Ex-Officio Commissioners Dana and Hohn
<br />A'osent - Er.-Officio Commissioners F;amp and Y.ing
<br />On motion of Commissioner Landon, seconded by Commissioner Hanifen and
<br />approved by all Commissioners present, the Minutes of April 6, 1961 were
<br />approved as forwarded.
<br />On motion of Commissioner Landon, seconded by Commissioner Hanifen and
<br />approved by all Commissioners present, the date of May 4, 19'01, at B:OO P.M.
<br />was set for a Public Hearing Re: Application of Las Vegas Helicopter Air-
<br />ways, a division of Universal Vertol, Inc. for a zoning permit to operate a
<br />heliport on the Alameda County Fairgrounds during the 1961 County Fair.
<br />On motion of L'ommissioner Landon, seconded by Commissioner Lozano, and
<br />approved by all Commissioners present, the date of May 4, 1961 eras set for
<br />a Public Hearing Re: Application of IJOrman Warnow and E. L. Thompson for a
<br />Variance for a 5' reduction in rear yard requirements, to develop a commercial
<br />service center on First Street, between Spring and Ray Streets.
<br />On motion of Commissioner Hanifen, seconded by Commissioner Lozano, and
<br />approved by all Commissioners present, the date of May 4, 1861 was set for a
<br />Public Hearing Re: Application of SLOVer and Bullard for a Variance from
<br />required 20' front yard setback in an R-1 Zonq of 5 feet, making a total
<br />requested setback of 15' on Lot 6, Block 1, Tract 2007, Pleasanton Heights.
<br />Application of William Thiessen to rezone his property at 4425 Railroad
<br />Avenue for R-1 (Single Family Residential) to C-G (General Commercial) under
<br />the provisions of Ordinance No. 309, was then considered by the Commission.
<br />On motion of Commissioner Lyndon, seconded by Commissioner Hanifen and ap-
<br />proved by all Commissioners present, RESOLUTIOII IdO. 140 was adopted.

<br />Ldhereas, the application of Mr. Sdilliam Thiessen, dated April 5, 1961,
<br />Yor Amendment to the Zoning Ordinance to wit, to rezone certain prcperty
<br />located at 4425 Railroad Avenue from R-1 to C-G was duly filed, noticed and
<br />considered; and
<br />Whereas, Public Hearing was duly noticed, hearing held and good cause
<br />appearing;

<br />1. The Planning Commission does hereby recommend to the City Council
<br />that Ordinance IJo. 309, effective July 1, 1960, be amended to in-
<br />clude the following zoning district change, as established by
<br />Zoning Ordinance Map dated April 1£3, 1960 to wit,
<br />a. From R-1 (Single Family Residential) to C-G (General Commercial)
<br />property located at 4425 Railroad Avenue.
<br />The Secretary is hereby- instructed to send a_11 records required by
<br />Section 22.106 to the City Council.
<br />Secretary Fales presented the application of D7x•. Joseph Vallarino
<br />for Site Plan and Architectural Approval to build two fiveplexes at 3887
<br />Vineyard Avenue. On motion of Commissioner Landon, seconded by Commissioner
