MIN 0 T E S <br />of <br />THE MEETING <br />of <br />THE PLANNING GOP4~IISSION <br />Pleasanton, California <br />January 3, 1963 <br />The regularly scheduled meeting of the Planning Commission wee called to order at <br />8:00 P.M, on Rhursday, January 3, 1963, by Chairman Philip Landon. <br />HOLE CALL showed the following: <br />Present: Chairman Landon <br />Commissioners Aatonlai <br />Lozano <br />Fega <br />Searetary Falea <br />Ex-Officio Nohn <br />Absent: Commissioner Wipfli <br />Ex-Officio Dana <br />~P <br />On motion of Commiseioaer Lozano, seconded by Commieaioner Antonini., the minutes of <br />the meeting of December 20 were approved ae presented by unanimous vote of those <br />Commiaeionera present. <br />Chairman Landon then proceeded to the application of Mr, George R. Dotson, 21876 <br />Main St., Hayward, for a Zoning Permit with Sita Plan and Architectural Approval, <br />in order to construct a 52-unit multiple dwelling on property located oa the south <br />aide of vineyard Avenue seat of Adams Court, in an RG-25 District. Secretary Falea <br />presented background on this applicatlon by stating that the subject property ie <br />located in Annex 16 and that Mr. John Stanley received a Zoning Permit for the pur- <br />pose of constructing six unite on this property in the first stage of a multi-stage <br />development. Subsequent to that time the property has changed hands. Mr. Dotson <br />now propoaee to develop the entire site at one time rather than in stages. The <br />staff taviewed the site plan in relation to requirements for an RG-25 zone. Height <br />restrictions are 3'f stories or 35 feet and, for accessory buildings, two stories or <br />25 feet. Minimum lot airs is 7,500 aq. ft., whereas the subject lot size 1s <br />132,000 aq.ft. Fifty-two uaita are proposed, and the maxiaum number of unite al- <br />lowed is 52.8, Width of the property is 200 ft „ and the minimum width allowed is <br />70 ft, Minimum requirements for front, rear and aide yard (assuming two-storq <br />buildings are proposed) are met, Minimum rear and side yard setback for accessory <br />buildings is met. Minlca:m required distance from the main building to accessory <br />building is 10 ft., which ie obviously adequate from the site plan. Proposed drive- <br />way widths era 26 and 28 ft,--minimum raqufsed driveway width ie 20 ft. Minimum <br />off-street parking requirement is 1~ spaces per unit, or a total of 78 parking <br />spaces--79 parking spaces are proposed, Tha staff requested that Mr. Doeaon desig-~ <br />Hate distances of backing area from parking spaces. Mr, Dotson submitted plena for <br />a similar building constructed in Hayward. Grading of the site is dependent upon <br />issuance of the Zoning Permit. Mr. Dotson may divide the main bu11d1ng into two <br />portions. Mr. False stated no mininnm distance is required between two main build- <br />inga ae long ae the distance between the two buildings does not alter the front and <br />rear yard areas. A four-foot fence ie proposed to be constructed around the awim* <br />ming pool. The staff recommends approval with certain stipulations. Mr. Dotson <br />was present is the audience, and upon request by the Commission, initialed on the <br />rise plan the addition of three evergreen ;tees scsaening the aide and rear yard. <br />It was moved bq Chairman Landon, aeeonded bq Commissioner Antonini, and unanimously <br />approved by those Commieaionare preaeae, that it is the intent of the Plamsing <br />Commission to approve the application of Mr, George A. Dotson regarding site plan <br />approval, and poatpona architectural approval until drawings are submitted either <br />at the meeting of Jamuasy 17, or at such auoceeding meeting as the applicant is <br />prepared Co apply for approval, in order to construct a 52-unit multiple dwelling <br />oa propertq located on the earth aide of Vineyard Avenue east of Adams Court, in an <br />RG-25 District. At ouch time sa the Zoning Pasmit is granted, the following con- <br />ditioaa shall be attacheds (1) O~aita sanitary sewage and storm drainage be in- <br />stalled to the aatiafaetion of the City Engineer's Office; (2) Improvements in the <br />
