<br />The regularly scheduled meeting of the Planning Commission was called to order
<br />at 8:00 P,M., on Thursday, February 21, 1963, by Chairman Philip Landon,
<br />ROLL CALL showed the following:
<br />Present: Chairman Landoh

<br />Lozano
<br />Wipfli

<br />Absent: Ex-Officio Hohn

<br />It will be noted Commissioner P,ega arrived at 8:05 P.M,
<br />Chaizman Landon called attention to the fact that in the minutes of February 7,
<br />page 2, line 8, should read; "(77 lots of 2,5 per acre)". On motion of Com-
<br />missioner Antonini, seconded by Commissioner Wipfli, the minutes of the meeting
<br />of February 7 ware unanimously approved as corrected,
<br />Chairman Landon then opened the public hearing on the application of L,A. Hilliker,
<br />4377 First St., fora Variance from Section 13,500, Ord, No, 309 (rear yard re-
<br />quiremettts), in order to construct an office building at 4377 First St „ in a C-G
<br />(General Conenercial) District, Mr, Hilliker was present in the audience and
<br />stated he is applying for an 8-foot Variance in the rear yard, No one from the
<br />audience spoke for or against the proposal, whereupon Chairman Landon declared
<br />the public hearing closed, Mr, Fales, in giving the staff report, stated the
<br />Southern Pacific Psilroad right-of-way is immediately to the rear of the propert,•
<br />in question, Mr, Hilliker is applying only for a Variance at this time, and will
<br />submit his application for a Zoning Permit with Site Plan and Architectural Ap-
<br />proval at a later date, The reason for the Variance 1s to save existing trees
<br />on the front portion of the lot which would have to be removed if the 10-foot rear
<br />setback is strictly applied, The staff recommends granting of the Variance as
<br />requested, Both Commissioners P<ega and Lozano stated they had inspected the site.
<br />Upon motion of Commissioner Antonini, seconded by Commissioner Rega, the follow-
<br />ing resolution was unanimously adopted;
<br />RESOLUTION N0, 201
<br />WHEREAS, the application of Mr. L,A, Hilliker, 4377 First Street,
<br />Pleasanton, fora Variance of eight feet from the require-
<br />ments of Section 13.500, Ordinance No, 309 (rear yarc; requirements),
<br />in order to construct an office building at 4377 First Street, in
<br />a C-G (General Commercial) District, has come before this Commission;
<br />NOW, THEREFORE, BE IT P.ESOLVED AS FOLLOWS;
<br />1. Mr. L,A, Hilliker is hereby granted a Variance for
<br />construction as proposed in said application.
<br />The next item on the agenda was the application of March Engineering Co,, P,O.
<br />Box 223, San Lorenao, for a Zoning Permit with Site flan and Architectural Ap-
<br />proval, in order to construct an addition to an existing building located at 443
<br />Main Street, in a C-C (Cot~wunity Commercial) District. This matter was continued
<br />from the meeting of February 7 for a report from the City Attorney regarding the
<br />applicability of off-street parking requirements. City Attorney Struthers, in
<br />giving his report, referred to Sections 17.200, 17.306 (5) and 19.1000 of Ord,
<br />No, 309. He stated that sormally a 20% addition to a building constitutes a sig-
<br />nificant change and, therefore, a Variance from the off-street parking require-
<br />ments ie required prior to consideration of a Zoning Permit. Mr, R,I, Smith, of
