Chairman Landon then called upon Mr. Ted Fairfield for a presentation of material <br />for further consideration of proposed zoning designations of Annexation No. 27, <br />Valley View Annex "B". Mx. Fairfield stated that following a study session and <br />Held trip, ad~uatmenta have been made in zoning designations, and the density <br />computations now stand as follows: P.-1, 595 units; R-E, 34 unite of ~ acre each-- <br />15 units of one acre each; R-2, 40 units; RG-15 (8.2 acres) 238 unite; RG-25 <br />(6.3 acres) 110 unite; C-0 (1.6 acres); C-T (9,1 acres); C-C (34.3 acres); Schools <br />(21.0 scree); Parke (18.7 acres). One school bias beetl approved by the Superintend- <br />ent of Schools, and another one ip under consft~eration. the number of R-1 and R-E <br />lots has been increased from 532 to 644 uditd, The total number of dwelling unite <br />has been dect~eased frdm 1370 to 1,b32, ter. Fairfield explained the FHA prefers <br />garden apartmehta backing up to a commercial area rather than facing it. No apace <br />ie reserved specifically for a church at this time, although there are several <br />suitable locations. He also stated fire protection will be required for the area, <br />and he would like a fire house site. Mr. Fales stated there would have to be a <br />fire station in the area being considered for annexation, and this matter should <br />be discussed at the City Council level. After discussion by the Commission, it <br />was moved by Commissioner Lozano, seconded by Commissioner Wipfli, and carried, <br />that the designation "Planned Unit Development, Type 1" for the area of Annexation <br />No. 27, Valley View Annex "B", be recommended to the City Council for their con- <br />sideration, and that the Planning Commission has approved the requested zoning <br />allocations in order that they may be included in an annexation agreement. <br />Chairman Landon read a letter from Mr. Dennis Jarnagin, of Stover & Bullard, in <br />which he stated he would like to meet with the Commission with regard to relocation <br />of the General Plan thoroughfare route as it affects the building of apartments by <br />Stover & Bullard on Vineyard Avenue opposite Christina Court. <br />Secretary Fales brought up the application of Mr. Hugh M. Adams, 511 Main Street, <br />for a Zoning Permit in order to replace the existing 5' x 8' sign with a new <br />4' x 5' sign, at the above address, which the staff recommends be granted. Upon <br />motion of Cammieaioner Wipfli, seconded by Commissioner P.ega, the following <br />resolution caas unanimously adopted: <br />RESOLUTION N0, 204 <br />WHEREAS, application hsa been made under Article 17.700 et seq., Ord. <br />No. 309, by Mr, Hugh M. Adams, 511 Main Street, for a Zoning <br />Permit in order to allow the replacement of an existing 5' x 8' sign <br />with a new 4' x 5' sign at the business at 511 Main Street, has come <br />before Chia Commission; <br />NOW, THEREFORE, BE IT <br />RES GLVED, that the City of Pleasanton Planning Comni.ssion does hereby <br />grant said Zoning Permit. <br />Chairman Landon said the stand of the Planning Commission should be reiterated, as <br />a result of the study session held prior to the meeting, on relocation of the <br />General Plan thoroughfare route, and the City Engineer should be formally requested <br />to study alternate routes north of the Arroyo del Valle and report back to the <br />Commission. Then the Commission will be in a position to proceed with the request <br />of Stover & Bullard. <br />
