10, Easements <br />a. All in-tract easements shall be granted ae public service easements <br />with no reference to specific use, and they shall be 10 feet wlde <br />unless a specific variance is granted by the City Engineer. <br />b. Drainage easements or drainage releases will be required on ad- <br />jacent property for all outfall lines shown. <br />11. Channel Dedication - The channel paralleling Grenache Ave. on the <br />south aide shall be dedicated to the City ae shown, it shall be pro- <br />vided with an adequate road for maintenance and routine patrol, and <br />the subdivlder shall be required to fence the rear lot lines along both <br />aides of this channel with 6' high chain lfnk type fence at the time <br />the adjoining properties develop. <br />12. Haul Roads -Inasmuch ae the existing section of Kottinger Ave. from <br />the Tract boundary to First Street was not designed or built to carry <br />the traffic anticipated to be generated by this development, the <br />developer shall construct an adequate temporary haul road from Vineyard <br />Avenue during the early phases of development, and construction traffic <br />shall be kept off of Rottinger Ave. during all stages of the develop- <br />ment of this Tract, If the developer chooses, he may use Kottinger <br />Ave., provided it ie adequately maintained by him, and in the event of <br />serious deterioratlon it shall be rebuilt by him at no coat to the <br />City. The degree of maintenance and deterioration shall be determined <br />by the City Engineer. <br />13, Other Ordinances - IInlesa specifically modified by the Planning Commie- <br />aion (within legal limits allowed) a6 part of the approval of this <br />Tentative Map, the development shall conform to all applicable ordin- <br />ances and regulations of the City of Pleasanton and all other agencies <br />having jurisdiction, <br />14. An,~roved Map - The annotations to the Tentative Map labeled Exhibit "A" <br />of the City Engineer's report to the Planning Commission of June 12, <br />1963, are all incorporated ae conditions of approval of the Tentative <br />Map for Tract 2481. <br />James M.
