M.E3~fO:RANDUM <br />Julie 10, 1963 <br />T0: PLANNING COt~I[SSION <br />FROM: CITY ENGINHER <br />SUBJECT: Rsport on Tentative Map for Tract 2481 (Vintage tiills)~ ae required <br />by Section 2.03, Ordinance No. 358. <br />Reports from all City Departments and interested outside agencies have been <br />received and correlated. Comments from these reports, when applicable, have <br />been incorporated herein. It is recommended that the tentative map for Tract <br />2481 be approved as annotated (Exhibft "A") and with the following conditioner <br />1! The right+of-way radius on cul-de-saes using Type "B" street secCione <br />is shown leas than 100' required by Ordinance. This was approved by <br />the Cosenieaion on a previous subdivision, and it is recommended that it <br />also be approved fox this subdivision siace the Ordinance as written <br />does not take into account this particular situation. This is a modi- <br />fication to Che Ordinance requiring a written seport to the Council <br />from the Commission in accordance with Article 9 of Ord. No. 358. <br />2, Street Classifications - The classifications as indicated by street <br />width on Exhibit "A" are recommended with the following changes: <br />a. Mirador Drive should be continued northerly from its present end <br />with the same section at least to Del Sol Avenue, and the transition <br />be made at that point. <br />b. Oro Fino Court and Chablis Court should be increased to a 46-foot <br />right-of-way width. <br />c. Touriga Avenue southerly from the creek to Zinfandel Drive should be <br />increased to a 60-foot right-of-way width. <br />d. Hillside standard street section is shown for Chardonnay, Semillon, <br />Tannat and Malbec. This is satisfactory to the Public Works Depart- <br />ment and allowable under Section 7.15 of Ord. No. 358, but it is <br />brought to your attention for possible comment and approval. <br />e. Zinfandel Drive east of Chardonnay is proposed as a minor residential <br />street with the sidewalks omitted. This is also allowable under <br />Section 7.15 of Ord. No. 358, buC must be approved by the Planning <br />Commission. <br />f, The intersections of Hillview and Grenache, Hillview and Brandywine <br />and Vineyard and Madeira shall be chanaelized and the rights-of-way <br />shall be flared for additional stacking lanes as required by the City <br />Engineer. <br />
