<br />RESOLVED, that the Planning Commi,saion does hereby recommend for approval
<br />by the City Council the application of John M. Stanley for re-
<br />zoning of the subject property as described above.
<br />Chairman Landon then opened the public hearing on the application of the Community
<br />Presbyterian Church of Pleasanton, 100 Neal St., for an amendment to Ord. No. 309
<br />rezoning Lots 4, 5 and 6 of Tract No. 2603 from R-1 to R-2. Mr. Larry Barteleon,
<br />of MacKay and Sompa, Civil Engineers, stated the applicant desires to change the
<br />application to request rezoning of Lota 4 and 5 from R-1 to RG-15, and Lot 6 from
<br />R-1 to R-2, Mr. Fales stated that, under these circumstances, the amended applica-
<br />tion would have to be re-evaluated, and recommended that the public hearing be
<br />continued to the meeting of March 11, 1964, in order that the application may be
<br />reanalyzed by the staff and republished. This amendment should be made in writing
<br />by the applicant. It was moved by Commissioner Wipfli, seconded by Commissioner
<br />Antonini, and carried, that the public hearing on the amended application be con-
<br />tinued to the meeting of March 11, 1964.
<br />The next item on the agenda was the application of Merle Ahern, 3713 Encline Way,
<br />Belmont, for a Zoning Permit with Site Plan and Architectural Approval in order
<br />to construct fourteen multiple dwelling units at 4795 Harrison Street, in an RG-15
<br />District. This matter was continued from the meeting of January 22, 1964, Mr.
<br />Ahern wss present in the audience and stated he has presented a revised plan. Mr,
<br />Falea, j.n giving the staff report, stated the balcony extends 44" into the front
<br />yard setback, which is 8" more than the 36" allowed in the Zoning Ordinance. The
<br />new site plan does not change the features of the building appreciably. However,
<br />more lawn area is available, Parking conforms with the Zoning Ordinance and is
<br />workable. The question before the Commission is consideration and a policy
<br />decision with respect to site plan and architectural approval. Commissioner Rega
<br />stated that, in his opinion, there is limited recreational apace for the number
<br />of occupants of 14 units. It was the consensus of the Commission that the original
<br />plan for 12 units was superior to the present plan. After considerable discussion
<br />by the Commission, upon motion of Commissioner Rega, seconded by Commissioner
<br />Antonini, the following resolution was adopted by unanimous vote of those Commis-
<br />sioners present:

<br />RESOLVED, that the application to amend Zoning Permit previously granted,
<br />with the consent of the prior applicant, is hereby denied by
<br />the Planning Commise'_on for the following reason:
<br />1. The plc:: plan design has arranged buildings and
<br />parking areas to the detriment of other open spaces
<br />in comparison to the present existing Zoning Permit.
<br />Chairman Landon informed Mr. Ahern that he has seven days in which to appeal the
<br />decleion of the Planning Comaieaion to the City Council.
<br />The next item on the agenda was a referral from the City Council of proposed Annexa-
<br />tion No. 34--reques` of R.A. Martin for annexation of approximately 20 acres Located
<br />southeast of Sycamore Ave. and Sunol Blvd, for proposed R-1 development. Mr. Falea
<br />read a letter from Mr, Martin to the City Council requesting annexation of the
<br />subject property, and stated the staff recammende that this application be referred
<br />to the City's Planning Consultants, Livingston and Blayney, and also the staff will
