<br />The Alisal Improvement Club requested that they be informed in regard to future
<br />consideration of the above matter by the Planning Commission and City Council.
<br />Chairman Landon then opened the public hearing on the application of the First
<br />Baptist Church, 4100 First St., for a Conditional Use Permit in order to use an
<br />existing residential structure, located at 4141 Vineyard Ave., in an RC-15 Dist-
<br />rict, for religious educational purposes. Speaking on behalf of the proposal
<br />were Mr. Ronald Prye, representing the First Baptist Church, and Mr. Charles Delk,
<br />Architect, who is preparing a master plan for the First Baptist Church. Mr. Delk
<br />stated the subject residence will eventually be demolished and the property used
<br />as a parking facility when final building has been completed. In the meantime
<br />the Church desires to use the existing structure as an educational facility.
<br />There being no further comments from the audience, it was moved by Commissioner
<br />Raga, seconded by Commissioner Lozano, and carried, that the public hearing be
<br />closed. In giving the staff report, Mr. Falea stated that site plan and archi-
<br />tectural approval is required, and also off-street parking required in the ratio
<br />of one apace for each 3.5 seats in the church or one space for each 17 classroom
<br />seats, but not both together. The staff considers the proposed use of the property
<br />is suitable, and the proposed use of the existing building ie acceptable on a
<br />temporary basis. The staff recommended that the Conditional Use Permit be granted
<br />for a specific limited time period, provided that the Commission is convinced that
<br />the church parking will satisfy the school parking, and with the specific condi-
<br />tion that the proposed use moat satisfy all other City ordinances, rules and regu-
<br />lations, particularly the Building Code. Mr. Delk stated it may not be financially
<br />feasible to meet all requirements of the Building Code. After discussion by the
<br />Commission, upon motion of Commissioner Lozano, seconded by Commissioner Rega, the
<br />following resolution was adopted by unanimous vote of those Commissioners present:
